‘Godeok Technovalley Knowledge Industry Center GodeokSTV’ is attracting attention as it is scheduled to be built in the 18BL area of the Godeok Internationalization Planning District urban support facilities in Pyeongtaek-si, Gyeonggi-do.
Combining residential and business functions, the popularity of Godeok International New City, well known as a premium self-sufficient new town, shows no signs of waning.
Godeok International New City is a project with a total investment of over 8 trillion KRW, developing a land development district (approximately 4.06 million pyeong) and an industrial complex (approximately 1.19 million pyeong) across Seojeong-dong, Mogok-dong, Jangdang-dong, Jije-dong, and Godeok-myeon in Pyeongtaek-si, Gyeonggi-do, covering a total area of about 5.25 million pyeong, with a population capacity of approximately 144,000 people and housing capacity of about 59,000 households.
In particular, experts suggest that the investment value of this area is rapidly rising following Samsung Electronics’ semiconductor investment of about 180 trillion KRW and the decision to invest 133 trillion KRW in new system semiconductor facilities.
‘Godeok Technovalley Knowledge Industry Center GodeokSTV,’ which plans to open its model house and promotional center in October, is expected to have office and support facilities within the knowledge industry center, spanning from two basement floors to ten above-ground floors.
GodeokSTV is expected to incorporate various specialized designs. Logistics innovation designs such as drive-in systems and door-to-door systems will be applied, and the structure can be modified to a duplex type with a maximum height of 6.5 meters, allowing an open design that respects the individuality of tenants. Competitiveness is enhanced with balcony designs for every room.
Additionally, eco-designs will reduce energy consumption, and hotel-grade designs such as SK Smart Office, healing parks on the 4th and 7th floors, rooftop gardens, Zoom meeting rooms that maximize work efficiency, shared pantries for customer reception that do not require separate installation in each unit, gender-separated shower rooms on each floor, fitness centers, and business lounges are expected to be implemented.
A representative of ‘Godeok Technovalley Knowledge Industry Center GodeokSTV’ stated, "Samsung Electronics nearby is planning investments worth approximately 313 trillion KRW in semiconductor and system semiconductor new facilities, making GodeokSTV the biggest beneficiary." They added, "With an indirect employment effect estimated at about 700,000 people?equivalent to 400 soccer fields in size?and the relocation of hundreds of related companies expected, the demand base is sufficiently secured."
They further added, "In addition to Samsung Semiconductor, potential demand from major industrial complexes such as LG Digital Park and Brain City will also be added."
Excellent metropolitan transportation infrastructure is also known as a positive factor. Seoul Subway Line 1 Seojeong-ri Station and SRT Jije Station are nearby, allowing access to Gangnam within 30 minutes. Vehicle access is possible within 5 minutes via Pyeongtaek-Jecheon Expressway and Pyeongtaek Godeok IC. Two commuter bus routes from Seojeong-ri Station and Jije Station are provided to enhance tenant productivity.
