The Large-Scale Industrial Complex Embraced by ‘Godeok New City Jeil Punggyeongchae 3rd Centum’ Continues Strong Subscription Heat and Smooth Official Contract Process

So-called self-sufficient cities that encompass industrial complexes are gaining attention. Recently, as the so-called ‘Work and Life Balance (WLB)’ has become important among office workers seeking a balance between work and leisure time, the sales prices of cities with industrial complexes have shown a noticeable upward trend.


According to an analysis of public data by KEB Hana Bank’s Hana Financial Management Research Institute last year, the proportion of office workers living in the same district as their workplace was as high as 51%. This is a 9% increase compared to 10 years ago. Furthermore, the Hana Financial Research Institute predicted that this preference for ‘proximity between work and residence’ would continue.


Proving these survey results, complexes with industrial zones continue to show strong performance. According to the Ministry of Land, Infrastructure and Transport’s actual transaction price inquiry, ‘Pangyo Prugio Granble,’ located in Baekhyeon-dong, Pangyo New Town, Gyeonggi-do?a representative self-sufficient city with a large-scale IT industrial complex?was traded for 1.94 billion KRW in July. This is a 240 million KRW increase within half a year compared to the 1.7 billion KRW transaction price in January this year.


Dongtan New Town in Hwaseong, Gyeonggi-do, adjacent to Samsung Electronics Hwaseong Campus and Giheung Campus, and Godeok International New Town in Pyeongtaek, Gyeonggi-do, which houses Samsung Electronics Pyeongtaek Campus, are also experiencing strong sales price trends. For example, ‘Dongtan Park Easy The One’ apartment in Dongtan New Town, Hwaseong City, was traded at an average price of 515 million KRW in January this year but closed last month at an average price of 604.57 million KRW, nearly a 100 million KRW increase.


‘Jayeon & Xi’ apartment in Godeok New Town was also traded for 599.7 million KRW in August, showing an increase of about 190 million KRW compared to early this year (409.66 million KRW).


This preference for proximity between work and residence is appearing not only in the apartment resale market but also in the pre-sale market. According to Cheongyak Home operated by the Korea Real Estate Agency, the ‘Shin Dongtan Foret Xi’ apartment, sold in Banwol-dong near Dongtan New Town, Hwaseong City, Gyeonggi-do in May, recorded an average competition rate of 70.2 to 1. The ‘Jeil Punggyeongchae 2nd Edu’ sold in July in Godeok International New Town, Pyeongtaek, Gyeonggi-do, also showed a highest competition rate of 69.92 to 1.


Meanwhile, Jeil Construction Co., Ltd. has opened a cyber model house for ‘Godeok New Town Jeil Punggyeongchae 3rd Centum’ in Block A42 of Godeok New Town and has begun full-scale sales. The complex consists of 9 buildings ranging from basement level 1 to a maximum of 32 floors, with exclusive areas of 75 to 84 square meters. It is especially composed only of small to medium-sized floor plans under 84 square meters, which are highly preferred by buyers.


‘Godeok International New Town Jeil Punggyeongchae 3rd Centum’ is already attracting much attention from buyers due to its optimal location for proximity between work and residence within Godeok New Town. First, the BRT station, known as the subway above ground, is located right next to the complex, making commuting easy to nearby industrial complexes such as Samsung Electronics Pyeongtaek Campus, the world’s largest semiconductor production complex, and the planned R&D Techno Valley. Recently, Samsung Electronics announced its ‘System Semiconductor Vision 2030,’ planning to invest an additional 15 trillion KRW to establish a new foundry factory, scheduled to operate from the second half of 2021. As a result, about 15,000 additional employees will be hired, and with the relocation of related companies, a rich demand base is expected.


Additionally, SRT Jije Station and Subway Line 1 Seojeong-ri Station are located nearby, and commuting to Pyeongtaek and the metropolitan area is convenient via National Route 1 Expressway and Gyeongbu Expressway when using a private car. Furthermore, the planned Pyeongtaek Brain City and Administrative Town, both advanced industrial complexes, are expected to further complete the self-sufficient city.


Besides the locational advantage of proximity between work and residence mentioned above, ‘Godeok International New Town Jeil Punggyeongchae 3rd Centum’ offers various other attractions. Block A42, where the complex is located, has an excellent location even within Godeok International New Town. Commercial sites are located around the complex, so once commercial facilities are fully occupied, residents will enjoy a more convenient lifestyle. Moreover, Hambaksan Neighborhood Park (planned) and Seojeong-ri Stream are right in front. The complex also includes various community facilities such as a fitness center, golf practice range, and sauna.


A sales official said, “As time goes by, more people value WLB, and the preference for complexes with close proximity between work and home continues to rise.
