Jung-gu, Daegu, is a highly preferred residential area due to its advantageous location adjacent to the entire Daegu region and its abundant transportation and convenience facilities. In particular, Jung-gu has emerged as a value area replacing Suseong-gu, which is the only speculative overheating district designated in Daegu, leading the Daegu subscription market and apartment price increases.


Among them, a redevelopment boom first occurred around Cheongra Hill Station along Line 2, forming a brand town in the Namsan and Daesin areas, representing the Jung-gu premium. In fact, ‘e-Pyeonhansesang Namsan,’ which was sold for 407 million KRW (based on 84㎡ exclusive area) in 2018, was traded for 642 million KRW in April 2020 after move-in, rising by over 200 million KRW. The pre-sale rights for ‘Namsan Lotte Castle Central Sky,’ sold for 479.1 million KRW (based on 84㎡ exclusive area) in 2018, were traded at 754.9 million KRW in August 2020, setting a new record. The subscription fever is also hot. The complex with the highest subscription competition rate in Daegu this year was ‘Cheongra Hills Xi,’ sold in Namsan-dong, Jung-gu, recording an average of 141.4 to 1.


As the Namsan area around Cheongra Hill Station and Bangogae Station and the Daebong area around Geondeulbawi Station are filled with large-scale apartment complexes, recently, the new residential town line has been expanding around Banwoldang Station and Jungang-daero.


New constructions are underway around Namsan-dong, including Lotte Castle Central Sky, Seohan near Cheongra Hill Station, Namsan Xi Haneulchae, Cheongra Hills Xi, and Daebong The Sharp 1st and 2nd phases in Daebong-dong, as well as Daebong Seohan Forest. Including completed apartment complexes, a residential town of about 18,000 households is being formed.


Additionally, between Banwoldang Station and Myeongdeok Station, two redevelopment districts and three residential environment improvement projects are underway. Housing redevelopment projects are in progress at Myeongnyun District on 437 Namsan-dong and Daenam District on 257 Namsan-dong. Residential environment improvement projects are planned for the areas around 732-1 Namsan-dong, 590 Daebong-dong, and 744 Daebong-dong, so the scale of the Banwoldang residential town is expected to grow steadily.


Amid this, the ‘Herrington Place Banwoldang Phase 2’ apartment, a landmark of the new Banwoldang residential town, with a maximum height of 44 floors, is about to be sold. ‘Herrington Place Banwoldang Phase 2’ will be built on 603-4 Namsan-dong, Jung-gu, consisting of three buildings from four basement floors to 44 floors above ground, with 419 apartments in three types of 84㎡ and one type of 108㎡, and 74 residential officetel units in two types of 84㎡, totaling 493 households.


The greatest advantage of this complex is that it offers the rare double transfer station area in Daegu. Residents can conveniently use Banwoldang Station on Lines 1 and 2 and Myeongdeok Station on Lines 1 and 3, and quickly move anywhere in Daegu via Dalgubeol-daero and Jungang-daero, the east-west and north-south transportation axes of Daegu. It also offers convenient living with abundant urban infrastructure such as Hyundai Department Store, Nammun Market, Dongsung-ro and Banwoldang commercial districts, various hospitals, and financial institutions. Myeongdeok Elementary School and Daegu Jeil Middle School are within walking distance, and prestigious schools such as Gyeongbuk Girls' High School and Kyungpook National University-affiliated elementary, middle, and high schools are nearby.


‘Herrington Place Banwoldang Phase 2,’ constructed as the tallest building at 44 floors nearby, is expected to become a landmark that changes the Banwoldang skyline. Also, composed of medium to large-sized units of 84㎡ and 108㎡, it is anticipated to receive strong responses from buyers who have been waiting for medium to large-sized apartments in the downtown area.


The model house is located at 2547 Dalgubeol-daero, Suseong-gu (Manchon-dong) and is scheduled to open in October.
