HiView Terrace Jeongseon Available on a First-Come, First-Served Basis... Includes Registration up to Gangneung Seabay Hotel at the Time of Sale

The government is set to fully implement the extension of the resale restriction period for new apartment complexes in private land within the metropolitan area’s overconcentration control zones, growth management zones, and urban areas of provincial metropolitan cities, as announced last May. The resale restriction period, which was previously 6 months from the contract date, will be extended until the ownership transfer registration, effectively banning the trading of pre-sale rights to curb short-term housing speculation demand. For complexes on public land, the resale restriction period will be adjusted to 4 years from 3 years in speculative overheating districts, and from 1 year to 3 years in other areas.

With the government significantly tightening real estate-related taxes such as comprehensive real estate tax and strengthening subscription and loan requirements, thereby cooling down the housing market and blocking even pre-sale right transactions, investors’ attention is focusing on ‘non-regulated areas’ and ‘non-regulated products.’ In Gangwon-do, where both the natural environment and real estate regulations are ‘clean,’ lifestyle lodging facilities that can generate high annual returns based on accommodation demand from tens of millions of domestic and international tourists are especially popular.

A representative popular product is ‘Highview Terrace Jeongseon,’ currently offering first-come, first-served sales as of September. The complex is located at 120-6 Gohan-eup, Jeongseon, Gangwon-do, considered the prime ‘golden land’ near the entrance to High1 Resort and Kangwon Land. It is developed as a single building with 4 basement floors and 10 above-ground floors, comprising 261 lifestyle lodging units and neighborhood living facilities. It is the region’s first ‘entertainment terrace house’ type, featuring terrace spaces in all units to guarantee views, and equipped with kitchens and bathrooms to enable actual living. Moreover, it provides a full option of high-end essential appliances and furniture such as LED TVs, refrigerators, washing machines, electric cooktops, microwaves, and beds, making it suitable not only as residential officetels or residences for local workers but also as a luxury hotel operated by a professional management company.

A sales representative emphasized, “Lifestyle lodging facilities are income-generating products governed by the Building Act, not the Housing Act,” adding, “They are not counted as housing units, so tax burdens like comprehensive real estate tax are lower, and individual registration, mortgage setting, address changes, resale of pre-sale rights, leasing business, and lodging business are all possible.” In the case of ‘Highview Terrace Jeongseon,’ more than 7 million visitors annually come to the ski slopes, Water World, golf courses within High1 Resort, and Kangwon Land Casino located nearby, but except for Kangwon Land Hotel, Mountain Condo, and Hill Condo, there are no suitable accommodations in the vicinity. “Our internal report analysis suggests that nearly 8% annual returns can be achieved solely through winter ski season rentals. If positioned as a hotel lodging business, the investment value would be considerable,” the representative said. For the same reason, liquidity is also excellent if needed.

If you have decided on hotel operation, the 1+1 entrusted operation product combining the separate registration of ‘Highview Terrace Jeongseon’ and the equity registration (1/10) of ‘Sea Bay Hotel’ in Gangneung is recommended. This is a ‘limited edition’ special chance to invest in two properties?one embracing the mountains of Jeongseon and the other the sea of Gangneung, representing the iconic landscapes of Gangwon-do?at the price of a single unit of ‘Highview Terrace Jeongseon.’

This product offers investment value beyond simple cost-effectiveness, including 1+1 price benefits, 60% interest-free financing on interim payments, and guaranteed fixed returns of 8%+a annually for the first two years. Additionally, it provides abundant extra benefits such as ▲support for acquisition and registration taxes upon registering Sea Bay Hotel ▲20 free nights of accommodation and discounts annually at Highview Terrace Jeongseon and Sea Bay Hotel ▲100 free nights over 5 years at 20 partner hotels nationwide (including 20 nights at Sea Bay Hotel) ▲up to 8 free VVIP health checkups annually for 5 years at 23 nationwide medical centers, allowing investors to enjoy the essence of ‘rest (休) tech.’

Gohan-eup, where ‘Highview Terrace Jeongseon’ is located, lies at the southern end of Jeongseon and offers easy access to various tourist attractions in Jeongseon city and throughout Gangwon-do. Using National Route 38, Seoul can be reached in about 2 hours and 40 minutes, and it is also easy and quick to access various parts of the metropolitan area such as Gyeonggi and Incheon. The Gohan-Sabuk public bus terminal and Taebaek Line’s Sabuk Station and Gohan Station are nearby, making it advantageous for attracting tourists of all ages and nationalities.

The complex’s design has been carefully crafted inside and out to align with hotel operation plans. In addition to the aforementioned exceptional fully furnished system, it is equipped with advanced security systems such as CCTV and digital door locks at entrances, as well as high-speed internet. Particularly eye-catching is the terrace design that allows residents to fully enjoy the open views of Jeongseon. ‘Highview Terrace Jeongseon’ provides terrace spaces in all 261 units, offering optimal lighting and ventilation conditions along with year-round lush ‘healing’ views. This design is highly attractive to tourists who mainly stay indoors when visiting Gangwon-do to avoid environmental issues such as fine dust and recent COVID-19 viruses.

Gangneung’s ‘Sea Bay Hotel’ is adjacent to Jumunjin Beach, famous for its sunrise views, allowing guests to enjoy the blue East Sea like a garden. About 70% of the 340 rooms offer sea views, and the 15th floor features an infinity pool where guests can experience the special moment when the boundaries between sky, sea, and land dissolve. The Jumunjin Breakwater, made famous as the filming location of the scene in the popular drama ‘Goblin’ where Goblin (played by Gong Yoo) gifts buckwheat flowers to Ji Eun-tak (played by Kim Go-eun), is about a 5-minute drive away. Other natural tourist attractions such as Ojukheon, Anmok Port Coffee Street, Jeongdongjin Station, and Gangneung Solhyang Arboretum are all nearby, making the hotel highly favored by tourists with high revisit rates.

The sales promotion center for ‘Highview Terrace Jeongseon’ is located on the 1st floor of Danseong Building, 1-23 Yangjae-dong, Seocho-gu, Seoul, and is currently conducting first-come, first-served immediate contracts on-site. Completion is scheduled for June 2021.
