As of the end of August, a total of 23,677 households across 37 complexes were sold in Daegu. Compared to the 8,047 households sold in 15 complexes by June in the first half of the year, 22 complexes with a total of 15,620 households were supplied in July and August alone, when pre-sale rights transfer bans were scheduled, causing a concentration of supply. Although 37 complexes were sold, they were concentrated in Dong-gu (26.9%), Jung-gu (20.3%), and Dalseo-gu (10.6%), while Suseong-gu accounted for only 4.7% of the total sales, somewhat sidelined in the Daegu sales market. This appears to be a result of avoidance of supply in Suseong-gu due to various regulations such as the speculative overheating district designation.


However, since the 22nd of last month, the expansion of resale restrictions on private land in the metropolitan area and other major cities has been implemented. Except for Suseong-gu, which was already under resale restrictions as a speculative overheating district, the resale restriction period for other districts and counties has been extended from the previous 6 months after winning the bid to until the ownership transfer registration.


Speculative demand aiming to resell pre-sale rights by taking advantage of the short resale restriction period has caused overheating in subscription applications, but with this government regulation, it is expected to block short-term profit-seeking investment demand and reorganize the market centered on actual demanders.


Also, if about 12,000 apartment units scheduled to be supplied in Daegu from September to the end of this year are subject to resale restrictions, the sales market is expected to be reorganized mainly around actual demanders, with subscriptions concentrating in preferred areas.


This is interpreted as an increase in popularity for the ‘smart single unit’ with good product quality and high residential satisfaction in Suseong-gu, which has a high residential preference.

Suseong-gu, designated as a speculative overheating district where pre-sale rights resale is prohibited, has become more competitive compared to other areas due to the strengthened resale restrictions in major cities, and is expected to gain reflected benefits.


In this situation, ‘Suseong Central Hwaseong Park Dream’ by Hwaseong Industry, a beloved local brand, is about to be sold at Jung-dong Intersection in Suseong-gu’s new residential town, on the site of the former Daedong Bank (DFC).


Located at 179 Jung-dong, Suseong-gu, Daegu Metropolitan City, it will be built as two buildings with 4 basement floors and 29 above-ground floors, totaling 230 units (156 apartments and 74 officetels) with a net area of 84㎡ type.


The Jung-dong Intersection, where ‘Suseong Central Hwaseong Park Dream’ is located, is considered a key point for urban transportation. The prestigious Suseong school district, which continuously drives the unchanging value of Suseong-gu, is also a point of pride. It includes Hwanggeum Elementary School, Hwanggeum Middle School, Samyuk Elementary School (private), and Daegu Science High School, with nearby and abundant private education facilities, easing parents’ concerns about their children’s education.


Sincheon, loved by Daegu citizens, is within walking distance, and urban parks such as Suseong Lake can be enjoyed as part of daily life. Another advantage is the unobstructed views of Sincheon, Suseong Lake, and Ap-san to the south and east of the site.


According to a sales official, “With the extension of the resale restriction period, the success rate of actual demanders’ subscription is expected to increase.” He added, “As it boasts a symbolic location that can be expected to attract actual demanders to enter Suseong-gu, we will spare no effort to supply a landmark residential complex that is small but substantial, satisfying both practicality and dignity.”


The model house is scheduled to open at 93-3 Dusan-dong, Suseong-gu, Daegu Metropolitan City.
