Songpa-gu Requests Seoul City to Approve 'Munjeong Taekji District Unit Plan'


[Asia Economy Reporter Jongil Park] Songpa-gu (Mayor Park Seong-su) announced that it requested Seoul City to approve the Munjeong Residential District Unit Plan, which reflects residents' opinions, on the 5th.


On August 27, a re-notification of the Munjeong Residential District Unit Plan area and plan decision was conducted, and a revised plan actively incorporating residents' opinions was requested for approval by Seoul City, with the decision expected to be announced in October.


The district conducted a re-notification to reflect the results of the Seoul City Urban and Architectural Joint Committee review (July 2020) and listened to residents' opinions.


In particular, regarding Article 36 of the implementation guidelines in the district unit plan (a recommendation to review during the reconstruction of Olympic Family Apartments), many opinions were submitted opposing the review of the north-south traffic axis and opposing the division of the apartment complex.


Accordingly, after sufficient internal review, the district revised the implementation guidelines within the scope consistent with the review results and newly established the district unit plan actively reflecting residents' opinions.


The main contents include ▲designating and managing sites such as multi-family housing sites as general blocks and designating them as special planning zones upon future reconstruction ▲for commercial sites in quasi-residential areas, setting a building coverage ratio of 60% or less, a floor area ratio standard of 300% or less / allowable up to 400%, and considering height restrictions due to flight safety zones, with main roads limited to 75-80m or less and side roads limited to 35m or less.


The current target area (Munjeong Residential District) is a region where 10 years have passed since the completion of the residential development district project, and according to the "National Land Planning and Utilization Act," it is managed by a district unit plan, leading to the promotion of new designation as a district unit plan area for the Munjeong Residential District.


Located around 150 Munjeong-dong, Songpa-gu (area: 447,135㎡), the site has Garak Market Station (Lines 3 and 8) on its northeast side and is an area with easy transportation network connections via Jungdae-ro and Songpa-daero.


Additionally, the northern part of the site has completed the first phase of the Garak Market modernization project, and the southern part has completed the Munjeong urban development project.


Mayor Park Seong-su stated, “Through the new establishment of the Munjeong Residential District Unit Plan, we will systematically manage the city along with the development of surrounding areas,” and added, “We will continue to gather opinions from all walks of life and residents as much as possible to establish the plan.”
