According to the Ministry of Land, Infrastructure and Transport, as of the end of this month, the number of visitors exceeded 1.1 million, indicating growing public interest in the 3rd phase new towns.
The "Subscription Schedule Notification Service," which notifies applicants interested in subscribing to the 3rd phase new towns about the subscription schedule via text message 3 to 4 months in advance when they register their contact information and areas of interest, showed an evenly distributed interest regardless of specific regions.
Based on the notification service applications, the preference for new towns was as follows: Hanam Gyosan (20%), Gwacheon (18%), Goyang Changneung (17%), Namyangju Wangsuk (15%), Bucheon Daejang (13%), and Incheon Gyeyang (11%).
In particular, there is high interest in the pre-subscription for the 3rd phase new towns. The 3rd phase new towns are the core of the government's plan to supply 1.27 million housing units in the metropolitan area, with designated districts including ▲Namyangju Wangsuk (66,000 households) ▲Hanam Gyosan (32,000 households) ▲Incheon Gyeyang (17,000 households) ▲Goyang Changneung (38,000 households) ▲Bucheon Daejang (20,000 households) ▲Gwacheon (7,000 households), all of which have completed district designation and are proceeding with subsequent procedures.
From the second half of next year, the 3rd phase new towns such as Namyangju Wangsuk, Hanam Gyosan, Incheon Gyeyang, Goyang Changneung, and Bucheon Daejang will be supplied through pre-subscription. Especially, the pre-subscription system, which the government will officially announce starting July next year, is expected to be a barometer to determine the success of the plan to supply 1.27 million housing units in the metropolitan area, including the 3rd phase new towns.
The Ministry of Land, Infrastructure and Transport has decided to apply the pre-subscription system, which allows early sales 1 to 2 years ahead of the main subscription, to 60,000 units out of 240,000 public sale units in the metropolitan area including the 3rd phase new towns. This aims to alleviate buyers' anxiety by enabling early home ownership effects and to allow the housing supply effects to be felt earlier.
Out of the 120,000 units for sale in the 3rd phase new towns, about 22,200 units will be offered through pre-subscription. Pre-subscriptions will be accepted for Incheon Gyeyang New Town (1,100 units) in July to August next year, and Namyangju Wangsuk 2 District (1,500 units) in September to October. In November to December, a large number of units will be released in the 3rd phase new towns, including Namyangju Wangsuk (2,400 units), Bucheon Daejang (2,000 units), Goyang Changneung (1,600 units), and Hanam Gyosan (1,100 units).
The 3rd phase new towns will prioritize 30% of the total units to non-homeowners who have resided for at least one year (two years for Hanam Gyosan, which is a speculative overheated district) in the city or county where the housing is being sold. This means that moving to these areas increases the chances of winning the subscription.
Non-homeowners residing in other metropolitan areas such as Seoul can also apply for units not allocated for priority distribution. For general supply in the 3rd phase new towns, applicants need to have paid at least 100,000 KRW monthly for over 10 years into their subscription savings account to increase their chances of winning.
