In the real estate market, the popularity of ‘Chopuma (apartments embracing elementary schools)’ complexes remains strong. The keyword ‘Haksegwon’ (school district) has long been a core theme in the sales market, and among them, concerns about the safety of children in elementary school and younger have brought the popularity of ‘Chopuma’ to the forefront.

For example, in July, ‘Godeok New Town Jeil Punggyeongchae 2nd Edu’ in Godeok New Town, Pyeongtaek, Gyeonggi Province, a complex where elementary, middle, and high schools are within walking distance, received a total of 8,680 applications for 500 units (excluding special supply), recording an average competition rate of 17.36 to 1 and closing the first-priority subscription. Also, in the same month, ‘Siheung Geumgang Penterium Ocean Bay’ supplied in the center of Siwha MTV, a Chopuma complex adjacent to kindergarten, elementary, and middle school sites, received 4,543 applications for 530 units, recording an average competition rate of 8.57 to 1 and a highest rate of 83 to 1, closing the first-priority subscription.
Additionally, Chopuma complexes have shown steep increases in housing prices. According to data from the Ministry of Land, Infrastructure and Transport, the 84㎡ exclusive area unit of ‘DMC Parkview Xi 1st Complex’ in Seodaemun-gu, Seoul, which embraces Seoul Gajaeul Elementary School, was traded at 1.03 billion KRW in August last year, but was traded at 1.265 billion KRW last July. This Chopuma complex, directly connected to the elementary school, saw a price increase of over 200 million KRW.
An industry insider said, “In Chopuma complexes, not only are harmful facilities prevented from being established nearby, but children can also commute safely, so they consistently enjoy popularity among parents in their 30s and 40s.” He added, “Based on solid demand, many cases lead the local market prices, so interest in Chopuma complexes will continue.”
Meanwhile, ‘Yeongdeungpo Xi Rene,’ located within a 2-minute walk to an elementary school in Yeongdeungpo, Seoul, is attracting attention from demanders in their 30s and 40s.
‘Yeongdeungpo Xi Rene’ is a prestigious school district complex where, in addition to Yeongnim Elementary School, elementary, middle, and high schools such as Shindaerim Elementary, Yeongseo Middle, Daerim Middle, Yeongsin High, and Sudo Girls’ High are located within about 1 km, allowing easy access to safe commuting and excellent educational environments. As commuting to elementary, middle, and high schools is possible nearby, inquiries from parent demanders are continuously coming in.
Moreover, the newly established Yeongdeungpo-gu Mamdeundun Center within the complex draws attention from young couples with infants and toddlers.
