Asia Economy Grand Prize in Architecture Sector
[Asia Economy Reporter Onyu Lim] Daelim Industrial's 'e-Pyeonhansesang City Gwanggyo Officetel,' which won the Asia Economy Grand Prize in the architecture category this year, is praised for implementing customized space design optimized for the lifestyle of its users.
Located at 1351-1 Iui-dong, Yeongtong-gu, Suwon, Gyeonggi-do, this complex is built on a 6,082㎡ site with 5 basement floors and 15 above-ground floors, comprising a total of 450 units ranging from 21 to 49㎡ (exclusive area). It consists of ▲196 units of 21㎡ type ▲12 units of 30㎡ type ▲162 units of 39㎡ type ▲80 units of 49㎡ type. As the first 'e-Pyeonhansesang City' brand officetel in Gwanggyo New Town, it is located in the central area of Central Town, attracting high expectations from potential residents.
In particular, the space design draws attention considering the officetel demand segment. The 21㎡ studio type features enhanced built-in storage cabinets, allowing for more efficient use of space. The 30㎡ 1.5-room type includes a dressing room (closet) within the bedroom, providing ample storage space.
Additionally, the 39㎡ residential-type units are designed with a 3-bay layout, two rooms, and a utility room, enabling space utilization that fits various living patterns, including an integrated living room. The 49㎡ type boasts a 3-bay layout with two rooms, a utility room capable of accommodating a washing machine and dryer, and a dressing room, offering a living space comparable to a small apartment. Furthermore, one parking space per unit is provided to alleviate residents' parking concerns.
The residential environment is also excellent. Gwanggyo New Town is an eco-friendly, self-sufficient new town spanning approximately 3.42 million pyeong, integrating industrial complexes, commercial, residential, and administrative areas. It is broadly divided into Well-being Town, Central Town, and Edu Town, with Central Town housing the Legal Town, Suwon Convention Center, and the planned Gyeonggi Convergence Town.
The Gwanggyo Jungang Station on the Shinbundang Line is within walking distance, allowing travel to Pangyo Station in 20 minutes and Gangnam Station in about 30 minutes. The nearby Gwanggyo Jungang Station regional bus transfer center offers convenient access to Pangyo Techno Valley and major business districts in Seoul, facilitating easy commuting. Proximity to Woncheon Reservoir and Gwanggyo Lake Park provides opportunities for leisure activities, and green spaces such as Hyeryeong Park, Dasan Park, and Yeonam Park are abundant within walking distance.
A Daelim Industrial official stated, "e-Pyeonhansesang City Gwanggyo is expected to become a landmark representing the region as it is a large construction company's branded complex located at the last officetel site in Gwanggyo New Town." They added, "Not only can residents enjoy an excellent living environment, but future value is also anticipated due to development benefits such as the Gyeonggi Convergence Town and the extension of the Shinbundang Line, which is expected to attract significant interest from potential users."
