[Asia Economy Reporter Donghyun Choi] GS Construction announced on the 23rd that it plans to launch apartments and officetels in Complex Block 1 within the large-scale mixed-use complex "Byeollae Xi The Star," located in the Byeollae Housing Development District, Namyangju-si, Gyeonggi Province, in October.
The apartment complex consists of 5 buildings ranging from 3 basement floors to a maximum of 46 floors above ground, comprising 740 units of 84㎡ and 99㎡ (exclusive area). The officetel is a single building with 1 basement floor and 26 floors above ground, offering 192 units of 47㎡ and 49㎡.
Byeollae Xi The Star is a large-scale mixed-use complex developed by GS Construction on the former Megabowl City site, covering approximately 39,000㎡ and consisting of a total of 5 blocks. GS Construction plans to develop the 5 blocks (Complex Block 1 and Commercial Blocks 2 to 5) with ▲residential-commercial complexes (apartments and officetels) ▲residential lodging facilities ▲large-scale retail facilities ▲cultural facilities such as cinemas and convention centers ▲parking-only buildings. GS Construction will first introduce the residential-commercial complex in October and sequentially launch the residential lodging and retail facilities. Byeollae Xi The Star is expected to transform into a "Xi Brand Town" equipped with commercial, cultural, and residential facilities within Byeollae New Town, becoming a landmark representing Byeollae New Town.
The location boasts excellent transportation with a triple station area. Once the extension of Subway Line 8 (Byeollae Line) is completed, it is expected to bring revolutionary improvements to the transportation network. The Byeollae Line, with a total length of 12.9 km, starts from Amsa Station on Line 8 in Gangdong-gu, Seoul, passes through Guri Station on the Jungang Line, the Agricultural and Marine Products Wholesale Market, and Dasan District, and connects to Byeollae Station (Gyeongchun Line). Once the Byeollae Line opens, it will take only 10 stops to reach Jamsil Station without transfers.
The metropolitan area express railway (GTX) Line B plan also includes Byeollae Station. GTX Line B is a private investment railway project connecting Songdo in Incheon to Maseok in Namyangju over an 80 km section, with major stations including Songdo International City, Sindorim in Seoul, Yeouido, Yongsan Station, Seoul Station, and Byeollae Station. According to the preliminary feasibility study for GTX Line B, it is expected to take about 11 minutes and 3 stops from Byeollae Station to Seoul Station. With Byeollae Station on the Gyeongchun Line becoming a triple station area connecting the Gyeongchun Line, Line 8, and GTX Line B, accessibility to major Seoul areas such as Gangnam and Jamsil will be greatly improved. A planned Seoul Subway Line 4 station, Byeollae Byeolgaram Station (tentative name), is also scheduled within Byeollae New Town, and from Byeollae Station on the Gyeongchun Line, it takes 4 stops to Sangbong Station on Line 7 and 7 stops to Cheongnyangni Station on Line 1.
The wide-area road network is also excellent. Using the Guri (Sejong)?Pocheon Expressway, the Metropolitan Area 1st Ring Expressway, and the Northern Arterial Road, fast access to Seoul and the metropolitan area is possible.
The complex is located in the general commercial district within Byeollae New Town, allowing residents to enjoy abundant living infrastructure. Once the large-scale retail facilities of Byeollae Xi The Star are established, it will be known as a "slipper living zone." Various commercial and cultural facilities can be used within the complex, and large marts such as E-Mart (Byeollae branch) and convenience facilities are accessible on foot. Nearby are Costco (Sangbong branch) and the Guri Agricultural and Marine Products Wholesale Market. Byeollae New Town is a large-scale housing development district, and for the apartments in Complex Block 1 to be supplied this time, first-priority subscription is possible from all areas of the metropolitan area. Also, for the 84㎡ units, 25% of the general supply quantity, and for the 99㎡ units, 70% of the general supply quantity will be allocated by lottery, allowing applicants with low subscription points to have a chance to win. The officetels of 47㎡ and 49㎡ in the same complex are configured as residential-type officetels. A GS Construction sales official said, "As it boasts the best location even within Byeollae New Town, which is entering the infrastructure completion stage, it has been receiving high interest from many prospective buyers even before the sale," adding, "With various transportation benefits and excellent accessibility to Seoul, it is expected to become the representative Xi Town of Byeollae New Town."
GS Construction operates a promotional center at 74 Byeollae 2-ro, Namyangju-si, Gyeonggi Province, and the model house is scheduled to open in October.
