1009 National Rental Housing Units Supplied in Godeok Gangil and Magok Districts... What Are the Move-in Conditions?


[Asia Economy Reporter Kim Yuri] Seoul Housing and Communities Corporation (SH Corporation) will supply 1,009 national rental housing units in Godeok Gangil District and Magok District to support housing stability for low-income citizens.


SH Corporation announced on the 22nd that it is recruiting tenants for 1,009 national rental housing units in Godeok Gangil District Complex 8 and Complex 14, and Magok District Complex 9. The recruitment announcement was made on the same day, and internet and mobile applications will be accepted from October 12 to October 23.


The total supply this time is 1,009 units: 318 units in Godeok Gangil District Complex 8, 179 units in Complex 14, and 512 units in Magok District Complex 9. A total of 667 units will be supplied to priority applicants such as newlyweds, single parents with children under 6 years old, elderly, disabled, non-regular workers, employees of small and medium-sized enterprises, and those supporting elderly parents. An additional 143 units are allocated to other vulnerable groups. General supply accounts for 199 units.


The supply by exclusive area is 211 units of 29㎡, 274 units of 39, and 12 units of 49 in Godeok Gangil District, while Magok District offers 512 units of 49.


Eligibility for general supply requires applicants to be members of a household without homeownership residing in Seoul as of the recruitment announcement date, with a household monthly average income of 70% or less of the urban worker's average income. The total household assets must be 288 million KRW or less, and the value of household-owned vehicles must be 24.68 million KRW or less. For housing units under 50, priority is given to applicants with a household monthly average income of 50% or less in case of competition. The first priority condition is residence in the relevant district or adjacent districts.


Priority supply units will be provided to eligible applicants in 23 categories including elderly, disabled, those supporting elderly parents, newlyweds, and single parents with children under 6 years old.


The supply price for 29 units is a deposit of approximately 16 to 19 million KRW and rent of about 160,000 to 190,000 KRW. For 39, the deposit is approximately 32 to 36 million KRW and rent about 230,000 to 250,000 KRW. For 49, the deposit is approximately 50 to 53 million KRW and rent about 290,000 to 310,000 KRW.


To prevent the spread of COVID-19, in-person applications are not allowed. Internet and mobile applications will be accepted from October 12 to October 23. However, for applicants who have difficulty applying online, such as the elderly and disabled, SH Corporation will accept postal applications from October 12 to October 21 for those who applied through the SH Corporation call center during the pre-address registration period, and will act as an agent for priority internet applications. For secondary applicants, only internet applications will be accepted from November 2 to November 6. If the number of priority applicants exceeds 300% of the supply units, secondary applications will not be accepted.


Announcement of document screening candidates will be on November 17, winners will be announced on March 24 next year, and the contract period is from April 5 to April 7 next year.
