There are apartments that have avoided the real estate slump even amid the COVID-19 pandemic. These are landmark complexes that lead the local market prices. Even in a stagnant market where transactions have stopped and prices continue to fall, local landmark complexes maintain or even increase their prices.
Complexes that steadfastly maintain their status as landmarks can be found throughout regions such as Seoul and Busan. In Seoul’s Seongsu-dong, ‘Galleria Foret’ near Seoul Forest is famous as a luxury residential-commercial complex. Similarly, ‘Trimage’ and ‘Acro Seoul Forest,’ known for their unique exteriors and excellent views of the Han River, are recognized as local landmarks.
In Busan, ‘Dongnae Raemian I-Park,’ scheduled for occupancy in 2021, is emerging as a new landmark in the area. According to Naver Real Estate’s actual transaction prices, last month an 84㎡ unit was sold for 860 million KRW (24th floor). The average sale price at the time of pre-sale in 2018 was around 543 million KRW, marking an increase of over 300 million KRW in just three years.
As such, landmark complexes in various regions continue to show strong performance even during the COVID-19 pandemic. Meanwhile, a complex poised to become a landmark in Gangneung-si, Gangwon-do is attracting the attention of prospective buyers as it prepares for pre-sale.
The protagonist is the residential complex ‘KTX Gangneung Station Dongdo Centrium,’ located in a prime location in Gangneung-si, Gangwon-do.
Located at 1117 Ponam-dong, Gangneung-si, Gangwon-do, ‘KTX Gangneung Station Dongdo Centrium’ consists of three buildings ranging from three basement floors to 23 above-ground floors, with a total of 454 households.
All units are composed of exclusive areas ranging from 40 to 59㎡, expected to receive high demand from buyers seeking small to medium-sized apartments. The complex also includes commercial facilities with a total floor area of 1,978㎡, enabling a one-stop lifestyle.
‘KTX Gangneung Station Dongdo Centrium’ is located in the core area of Gangneung-si, allowing residents to enjoy various convenience facilities nearby. Right in front of the complex is the KTX Gangneung Station on the Gyeonggang Line, a key transportation network in Gangneung-si. Using this, it takes about an hour to reach Seoul Cheongnyangni Station and Seoul Station, and about two hours to reach Incheon Airport Terminal 1 Station.
Another advantage is the proximity to the central commercial district formed around KTX Gangneung Station. Within this district are various medical facilities such as Gangneung City Public Health Center, Gangneung Goryeo Hospital, and Dongin Oriental Medicine Hospital, as well as convenience facilities including Homeplus Gangneung, Dongbu Market, Jungang Market, and CGV Gangneung.
The educational environment is also excellent. Within a 1 km radius are many elementary, middle, and high schools such as Namgang Elementary School, Ponam Elementary School, Haslla Middle School, Gangneung Girls’ High School, and Myeongryun High School, attracting significant interest from families with children. Additionally, Ponam Small Park, Namdaecheon Sports Park, and Gangneung Sports Complex are nearby, providing various sports, cultural facilities, and leisure opportunities.
The rarity of the location also draws attention. Despite the high preference for the KTX Gangneung Station area, the land available for new housing development is limited, increasing its scarcity value. Furthermore, on the 23rd of last month, Gangwon-do announced the ‘Comprehensive Basic Plan for the Development of the Gangneung Line KTX Station Area Specialization Strategy,’ stating that KTX Gangneung Station will be developed into a complex cultural space with a multi-transfer center and street mall, further enhancing its rarity value.
The model house for ‘KTX Gangneung Station Dongdo Centrium’ is being constructed at 366 Gangneung-daero, Gangneung-si, Gangwon-do, and is scheduled to open in August.
