Interest is growing in skyscrapers that redraw the skyline of the region.
A skyscraper (skyscraper, 摩天樓) means a house that touches the sky, referring to a tall high-rise building built as if reaching the sky. Representing high-rise residential facilities in Korea, Lotte World Tower is often cited. Located in Jamsil, Seoul, this complex is known to have 123 floors and a height of 555 meters.
These high-rise residential facilities are concentrated more in urban areas than in non-urban areas, for the same reason that many people and economies gather in large cities. High-rise residential facilities can secure excellent views and sunlight rights and have high rarity. They also often become representative landmarks of the area, with a high possibility of leading local market prices.
As a result, residential complexes that form the so-called skyline with high-rise residential facilities are popular in the sales market. For example, ‘Hillstate Uijeongbu Station,’ supplied by Hyundai Engineering & Construction near Uijeongbu Station in Uijeongbu-dong, Uijeongbu-si, Gyeonggi-do, which was offered in June, attracted attention by planning to newly form Uijeongbu’s skyline with a maximum of 49 floors, and showed strong sales by selling out all units during the three-day official contract period and the reserve winner contract period.
‘Wolbae Raon Private DL’ apartment, supplied by Raon Construction in April in Jincheong-dong 42-3, Dalseo-gu, Daegu, also consists of up to 48 floors and attracted great expectations as a super high-rise apartment in the area. As a result, all 555 households completed contracts in a short period.
The popularity of high-rise residential facilities can also be confirmed in the real estate market, as they form higher prices compared to nearby apartments. According to the Ministry of Land, Infrastructure and Transport’s actual transaction prices, the ‘Tower Palace Phase 1’ in Dogok-dong, Seoul (maximum 65 floors), known as the pioneer of residential-commercial complexes, was traded for 1.85 billion KRW for an exclusive area of 84㎡ in June. In contrast, ‘Dogok I-Park Phase 1’ (maximum 27 floors) was traded for 1.67 billion KRW for the same area in the same month.
High-rise residential facilities also formed high prices outside the metropolitan area. ‘Haeundae Doosan We've the Zenith’ in Haeundae-gu, Busan (maximum 80 floors) was traded for 1.36 billion KRW for an exclusive area of 127㎡ in May. Compared to ‘Haeundae Xi 1st Complex’ (maximum 25 floors) with an exclusive area of 120㎡, which was traded for 1.09 billion KRW in the same month, there is a difference of more than 200 million KRW.
According to a sales official, “High-rise apartments are preferred because they have excellent views that are hard to find in other complexes due to their high floors,” and “If constructed as the tallest in the area, they become landmarks and can lead local market prices, so it is worth paying attention.”
Meanwhile, KCC Construction is attracting attention by unveiling Daegu Opera Switzen, a super high-rise complex in Goseong-dong 1-ga 55-2, Buk-gu, Daegu, this month.
Daegu Opera Switzen consists of seven buildings from basement level 2 to ground level 49, with 854 apartment units of exclusive 84㎡ and 75 residential officetel units of exclusive 84㎡. The complex is the tallest in Buk-gu, Daegu, with a maximum of 49 floors and over 900 households, drawing attention as a new landmark near Daegu Station. Around the project site, about 7,000 units of residential-commercial complexes over 40 floors, such as ‘Hillstate Daegu Station Opera’ and ‘Daegu Station Opera W,’ are planned, promising to form a new large-scale skyline and brand town in Daegu.
Daegu Opera Switzen is expected to be developed as a premium residential product with differentiated specialized designs. First, it focuses on product quality by introducing the latest floor plans rarely seen before, including Full-Bay (some units) design. Full-Bay design installs windows on all sides where light can enter, maximizing natural lighting, boasting better lighting, ventilation, and openness than the existing 4Bay design.
Furthermore, a specialized view dining design (some units) is applied to allow natural light and views not only in the living room but also in the kitchen and dining areas. Also notable is the high ceiling height, which is rarely found in general apartments and usually seen only in luxury detached houses. Compared to the existing apartment ceiling height of 2.3m, it is raised by 15cm to 2.45m, and with the addition of a tray ceiling height, it will be constructed with Daegu’s highest ceiling height of 2.57m. With up to 27cm higher ceiling height than before, residents can feel enhanced comfort and maximized openness.
Not only the units but also Daegu Opera Switzen adds differentiation to community facilities by introducing the Beyond Culture Center. The Beyond Culture Center is a community that goes beyond the limitations of existing apartment complex community facilities by linking the ground and outdoor spaces, allowing residents more convenient use. The community is placed on the ground floor to maximize lighting and views and is connected to outdoor spaces, offering a new lifestyle. Winners are not selected by point order, so it is already attracting much interest from demanders who want to own a home, according to a sales official.
The upcoming schedule for Daegu Opera Switzen is that apartment subscriptions will be held today for the first priority and on the 20th for the second priority. Officetel subscriptions will be accepted on the Daegu Opera Switzen website until the 20th.
