Should We Aim for the First-Come, First-Served Special Sale of Dongil Suite in the Livable Gyeongbuk Provincial Government New City?


# Kang Mo (44), who moved to and currently resides in Gyeongbuk Provincial Government New Town, has recently significantly reduced his trips to large cities. With convenience facilities such as large supermarkets, hospitals, and movie theaters (Megabox) established, and educational environments for children improved, the living conditions have been enhanced, allowing residents to enjoy all infrastructure nearby without the need to go outside.


The living conditions in Gyeongbuk Provincial Government New Town, created by the relocation of the Gyeongbuk Provincial Government Office, have been steadily improving. This is due to a significant increase in convenience and educational facilities as part of the living infrastructure. Following the creation of the administrative town in the first phase, efforts are accelerating on the second phase project aimed at developing the new town into a premium future tourism city, raising expectations even higher.


In fact, the living infrastructure facilities in Gyeongbuk Provincial Government New Town have been steadily increasing. According to Gyeongbuk Province, as of the first quarter of this year, there are 815 stores and convenience facilities in the new town, an increase of 86 compared to the previous quarter. By business type, there are △197 general restaurants △113 academies △41 beauty salons △29 marts △18 medical facilities △27 clothing stores △30 sports facilities, etc. Notably, the previously most lacking medical facilities have significantly increased.


Additionally, the educational environment has improved. Currently, there are 39 educational facilities such as daycare centers, kindergartens, elementary schools, and middle schools within the new town, with plans to open 2 additional daycare centers and 1 kindergarten soon.


As a result, people have been flocking in, and the resident population of the new town surpassed 20,000 in June last year and has maintained a steady increase since then. The resident population in the first quarter of this year was recorded at 22,630, reflecting high interest in the new town.


A Gyeongbuk Provincial Government official stated, “With the completion of additional facilities such as the Gyeongbuk Regional Joint Government Building scheduled for July this year, the living conditions in the government office new town are expected to improve further due to the resulting population increase.” He added, “Meanwhile, the second phase project actively developing various cultural and tourism facilities is also underway, so the value of the government office new town will grow even more in the future.”


With such rising expectations, news of the ‘Dongil Suite Remaining Units Special Sale,’ the largest-scale apartment complex within the new town, is attracting much attention.


Dongil Suite is a large apartment complex with a total of 1,499 units located in Block B2 of Gyeongbuk Provincial Government New Town. All units consist only of small to medium-sized floor plans of 77㎡ and 84㎡, which are highly preferred by actual demanders.


The complex offers a comfortable living environment through excellent floor plan design. All units are south-facing and apply a 4-bay slab-type layout, providing excellent lighting and ventilation. Various storage spaces such as master bedroom dressing rooms and large-capacity pantries are equipped. In particular, the master bedroom dressing room is impressively large, roughly the size of a small room.


It also boasts an excellent location. On the left and right sides of the complex are Homyeong Elementary School and Gyeongbuk Il High School, offering an outstanding educational environment. Within 500 meters are a waterfront park, Culture Street, and central commercial district. Nearby are neighborhood parks and sports parks along the foothills of Geommusan Mountain and Sinrichon Stream, providing convenient residential life.


Dongil Suite in Gyeongbuk Provincial Government New Town also boasts top-notch auxiliary welfare facilities befitting the largest scale in the new town. Community facilities include an indoor swimming pool with three lanes, a screen golf practice range, a fitness center, a GX room, a small library, and bathing facilities. Additionally, a water park playground is operated, making it the envy of other complexes, according to local real estate officials.


The price competitiveness is also high with reasonable sale prices. For the 84㎡ housing type, the first-floor sale price including balcony expansion is 225.2 million KRW (6.59 million KRW per 3.3㎡), and the standard floor sale price is 251.2 million KRW (7.36 million KRW per 3.3㎡).


This sufficiently meets the needs of actual demanders looking to purchase a home. Especially compared to newly supplied complexes recently launched in adjacent cities such as Andong, Yeongju, Mungyeong, and Sangju, the sale price is 30 million to 80 million KRW cheaper. The sale prices in surrounding areas have been rising year after year, and it was confirmed that the sale price for the 82㎡ housing type in a newly supplied complex in Mungyeong in May this year exceeded 320 million KRW excluding balcony expansion fees.
