The Pyeongtaek area in Gyeonggi Province is emerging as an industrial hub in South Korea. Centered around large-scale business districts such as Samsung Semiconductor Pyeongtaek Campus and LG Digital Park, domestic conglomerates are announcing strategic investments along with continuous recruitment. Consequently, the nearby real estate market is also experiencing a surge.


In particular, Samsung Electronics has announced plans to invest approximately 10 trillion KRW in the Gyeonggi Pyeongtaek Campus to establish a state-of-the-art foundry (semiconductor contract manufacturing) line. Additionally, it plans to invest about 8 trillion KRW to expand the cutting-edge NAND flash production line. Previously, in 2018, Samsung announced a revitalization plan for Gyeonggi Province that included a 180 trillion KRW investment and direct hiring of 40,000 people, focusing on domestic production bases such as Pyeongtaek.


A real estate expert explained, “The announcement of facility investments by large corporations can be seen as a definite value appreciation factor in terms of scale and stability,” adding, “If the complex is located nearby, it can attract not only the underlying demand but also development benefits, making it a good investment destination.”


Meanwhile, ‘Godeok Herium Signior,’ located right in front of Samsung Semiconductor Pyeongtaek Campus, is attracting attention as a promising investment destination. Constructed by Himchan Construction, ‘Godeok Herium Signior’ is situated in Block 11-1-1 of the Godeok Internationalization District business site in Pyeongtaek-si, Gyeonggi Province. It will be developed as an officetel complex with 1,144 units ranging from 20 to 28 square meters, spanning from 5 basement floors to 24 above-ground floors.


Besides the Samsung Pyeongtaek Campus, ‘Godeok Herium Signior’ is surrounded by multiple industrial complexes such as LG Digital Park, Jinwi General Industrial Complex, and Pyeongtaek Brain City. Given the expected creation of numerous jobs, housing demand is anticipated to remain steady based on a diverse workforce.


The project also boasts convenient transportation. ‘Godeok Herium Signior’ is adjacent to Seojeong-ri Station on Subway Line 1, allowing direct access to Jije Station, where SRT and KTX (planned) trains stop, without transfers. Jije Station is scheduled to be developed into a complex transfer center by 2021, facilitating easy use of trains, buses, and taxis. Upon completion, accessibility to major metropolitan areas and Seoul is expected to improve significantly. Additionally, Godeok IC, which connects to the Pyeongtaek-Jecheon Expressway, is nearby, making vehicle travel convenient. A BRT line is also planned to pass near the complex, further enhancing public transportation within the region. Along with benefits from the development of Godeok New Town, abundant living infrastructure is also noteworthy. The Godeok New Town Administrative Town (planned) will be established nearby, with the relocation of Pyeongtaek City Hall and several affiliated organizations expected. Moreover, a central commercial district is being developed adjacent to the site. As the central commercial district of the new town with numerous residential facilities, various lifestyle convenience facilities are anticipated to be established.


The natural residential environment is also a highlight. To the north of ‘Godeok Herium Signior’ flows the Seojeong-ri Stream, and the area around Godeok Waterfront Park offers abundant green spaces. These elements enhance residents’ quality of life and are expected to contribute to high residential satisfaction.


The differentiated structure is also notable. ‘Godeok Herium Signior’ incorporates a specialized lower loft design (in some units), which is highly preferred by actual users. Additionally, it features a high ceiling height of 2.4 meters, aiming to maximize space efficiency relative to usable area. The complex also includes a courtyard design and natural terraces (in some units), providing special relaxation spaces for residents.


Consideration for residents is evident as well. The complex arranges all units facing the road for convenient vehicle access and secures 100% self-parking spaces. Furthermore, it maximizes storage by providing seasonal storage rooms in all units and reduces management costs through a high-efficiency energy system.


Meanwhile, Himchan Construction rose 29 ranks to 64th place in the ‘2020 Construction Capability Evaluation’ recently announced by the Ministry of Land, Infrastructure and Transport compared to last year. This is significant as the company had surged 103 ranks to 93rd place in the previous year and has maintained an upward trend this year. The Construction Capability Evaluation is an indicator of a construction company’s current value and potential, and Himchan Construction’s rapid rise in ranking this year following last year is expected to further enhance its brand value.


On the other hand, the ‘Godeok Herium Signior’ Gangnam sales office is located on the 1st floor of Miwang Building, 364 Gangnam-daero, Gangnam-gu, Seoul, and the Pyeongtaek sales office is situated on the 3rd floor of Godeok Herium Biz Tower Phase 3, 24 Godeok Yeoyeom 9-gil, Godeok-myeon, Pyeongtaek-si, Gyeonggi Province.
