[Asia Economy Reporter Lee Chunhee] KCC Construction announced on the 31st that it has opened the cyber model house for 'Daegu Opera Switzen' in Goseong-dong, Buk-gu, Daegu, and will begin full-scale sales.


This complex, located at 55-2, Goseong-dong 1-ga, Buk-gu, Daegu, consists of 7 buildings ranging from 2 basement floors to a maximum of 49 floors above ground, offering 854 apartments with a net area of 84㎡ and 75 residential officetel units for general sale. The apartment sale price is set between 511.7 million KRW and 579.6 million KRW.


KCC Construction plans to apply differentiated specialized designs and various community facilities by introducing the next-generation design 'Switzen Design Manual 2.0,' recently unveiled through the renewal of KCC Construction's design manual, to implement a luxurious and modern design. Additionally, the ceiling height has been increased by 15 cm from the typical 2.3 m to 2.45 m. Including the height of the coffered ceiling, the ceiling height reaches 2.57 m, providing a sense of spacious openness.


In particular, the 84㎡ Type A, which supplies the largest number of 497 units, will feature a 'Full-Bay' design that surpasses the conventional 4-bay layout. This design installs windows on all sides where sunlight can enter, maximizing natural lighting compared to the traditional 4-bay design. It also ensures excellent openness and ventilation. The bathroom is located right next to the entrance to minimize movement, and an Italian art wall is installed on the living room wall to add a luxurious interior effect. Wide dressing rooms, powder rooms, and luxury master rooms (in some units) are also introduced.


Various specialized designs are also applied to the officetel units. The 84㎡ OAD type adopts an LDK (Living, Dining, Kitchen) structure to increase openness, and the ceiling height is constructed at 3.65 m to enhance comfort. A vertical space-separated 4-bay duplex structure is also introduced, securing an attic room as large as the master bedroom, allowing for an independent living space for rest or hobbies.


Daegu Opera Switzen will also feature the 'Beyond Culture Center.' This community facility goes beyond the limitations of typical apartment complex community spaces by linking the ground floor with outdoor spaces, allowing residents more convenient use. The community is placed on the ground floor to maximize natural light and views and is connected to outdoor spaces, enabling a new lifestyle. Various community facilities such as Dynamic Sports Community, Play Kids Community, and High-End Culture Community will be introduced.


The surrounding location is also highly rated. Numerous elementary, middle, and high schools are nearby, boasting an excellent educational environment, and large supermarkets are also located nearby. Additionally, the complex enjoys excellent transportation with Daegu Station on Subway Line 1 and Dalseong Park and Buk-gu Office Stations on Line 3 in close proximity.


Another advantage of this complex is the short resale restriction period of only six months. Although the government announced in May that it would block resale of pre-sale rights until move-in for housing in private land designated as urban areas in the metropolitan area’s overpopulated and growth management zones and in metropolitan cities, the revised Housing Act enforcement ordinance containing these provisions has not yet been implemented.


The subscription schedule starts with special supply on the 18th of next month, followed by the first priority subscription on the 19th. The announcement of successful applicants will be on August 28th. Subsequently, official contracts will be signed over seven days from September 8th to 14th.
