‘Ssangyong The Platinum’ Lands in Gwangju, Bypassing the 6.17 Real Estate Measures, Model House Opens Successfully

'Ssangyong The Platinum Gwangju,' located in Chowoal-eup and some parts of Gwangju, is a rare area that escaped the Seoul metropolitan area regulations in the June 17 real estate measures. Along with good access to Gangnam, it has relatively lenient loan restrictions and allows resale after six months, making it a highly valuable investment.


Until now, Gwangju was undervalued despite its geographical proximity to Seoul due to inconvenient transportation networks. However, with the opening of the Gyeonggang Line and the recent passing of the preliminary feasibility study for the Suseo-Gwangju double-track railway project last year, access to Gangnam is expected to improve to within about 20 minutes by around 2029. Additionally, Gwangju is part of the first phase (Guri to Anseong section) of the Seoul-Sejong Expressway, connecting Guri in Gyeonggi Province to Sejong City, scheduled to open in 2022, which will make entering and exiting Seoul much easier.


A real estate expert stated, "With the expansion of transportation networks, Gwangju, along with Hanam, is expected to fully serve as a new alternative residential area for Seoul and will grow into a region that directly supports Seoul rather than being a subsidiary area of Bundang." They added, "Since the June 17 measures, there has been significant interest in real estate markets in areas like Gimpo, Paju, and Gwangju that escaped regulations. People are flocking from various places, visiting brokerage offices to find properties with jeonse (long-term deposit lease). The backlog of properties is being cleared, inquiries are increasing, and strong buying demand is leading to immediate sales even at higher prices, causing some owners to withdraw their listings."


In fact, Moa Miraedo in Chowoal, Gwangju, which traded in the high 300 million KRW range earlier this year, was reported to have sold an 84㎡ unit for 470 million KRW after the policy announcement. In Unyang-dong, Gimpo City, an 84㎡ unit in Hangang New Town Lotte Castle was sold in the low 400 million KRW range earlier this month as a quick sale, but now trades at prices over 50 million KRW higher. In Mokdong-dong, Paju City, an 84㎡ unit in Hillstate Unjeong recently sold in the low 600 million KRW range, but prices rose to between 650 million and 700 million KRW after the policy announcement.


'Ssangyong The Platinum Gwangju' will be built at San 7-2, Daessangryeong-ri, Chowoal-eup, Gwangju-si, Gyeonggi-do. It consists of 15 buildings from 3 basement floors to 19 above-ground floors, totaling 873 households, with 147 units available for general sale. The number of units by exclusive area is ▲59㎡A 7 units ▲59㎡B 11 units ▲73㎡A 23 units.


The subscription schedule is planned as follows: the model house opens on July 3, special supply and first and second priority subscriptions from July 15 to 17, winner announcement on July 23, document submission from July 24 to 29, and official contracts from August 3 to 5.


Boasting excellent access to Gangnam and Pangyo, 'Ssangyong The Platinum Gwangju' is close to Ssangdong JC on the Seongnam-Janghowon road, allowing travel to Gangnam within 30 minutes. It is also conveniently near Gyeonggang Line’s Gyeonggi Gwangju Station and Chowoal Station.
