“Community” has recently emerged as a key keyword in the real estate market. Interest in various shared spaces is increasing across apartments, officetels, and offices alike.


In particular, the importance of community is rising in knowledge industry centers, which are regarded as the “blue chips” of the income-generating real estate market, in line with the social trend emphasizing “Work & Life Balance (WLB).” There is growing demand for rest areas and convenience facilities even within workspaces where most of the day is spent.


In fact, according to a survey conducted by the employment portal Career in 2018 targeting 391 office workers, 49.6% of respondents answered that “a nap space for taking short breaks” is necessary.


Accordingly, newly constructed knowledge industry centers are upgrading various community facilities, from rest and convenience spaces for workers, to offer a more premium environment. These centers support increased work efficiency by providing a better business environment than typical offices, attracting attention not only from tenant companies but also from investors.


Moreover, with the government’s strong real estate regulations and the unprecedented era of ultra-low interest rates below 1%, surplus funds in the real estate market are rapidly flowing into knowledge industry centers. These centers are relatively free from resale restrictions and loan regulations, and tenants can also receive various tax benefits.


Amid these complex factors driving growing market preference for knowledge industry centers, the mixed-use knowledge industry center “Hyundai Cluster Galmae Station Skansen Alto” is about to be launched in the Guri Galmae district. This facility will be developed on the self-sufficient distribution land A and B groups in Guri Galmae district, consisting of three basement floors and ten above-ground floors, including knowledge industry centers, neighborhood living facilities, and officetels, with Hyundai Construction as the builder.


“Hyundai Cluster Galmae Station Skansen Alto” offers a wide service area and significantly expanded shared spaces for the convenience of tenant companies. Tenants can use various community facilities such as co-working lounges, canteen bars, open conference rooms, and board rooms. The complex also features abundant green spaces including rooftop gardens and connected green areas, allowing occupants to enjoy a pleasant environment harmonized with nature.


The workspaces are planned as manufacturing-type and office-type section offices, enabling tenant companies to secure features such as high ceilings up to 5.7 meters and a drive-in system up to the 5th floor or individual terraces, depending on their industry. The commercial facilities developed alongside the knowledge industry center have confirmed the entry of CGV, Korea’s leading multiplex chain, and negotiations with various key tenants are underway, raising expectations for early commercial district activation.


Excellent accessibility to Seoul is also noteworthy. The Guri Galmae district, where the project is located, is adjacent to Nowon-gu and Jungnang-gu, providing quick connections to major Seoul business districts such as Jongno and Gwanghwamun. Nearby bridges like Gangdong Bridge and Guri-Amsa Bridge facilitate easy access to the Gangnam area. Additionally, Galmae Station and Byeollae Station on the Gyeongchun Line are within walking distance, and with the planned extension of Line 8 and the addition of the GTX-B line at Byeollae Station, transportation conditions are expected to improve further.


Meanwhile, “Hyundai Cluster Galmae Station Skansen Alto” will hold various events, including offering discounts on popular Samsung Electronics products to contract holders and tenants. The model house is scheduled to open in July at 259-10 Gyomun-dong, Guri-si, Gyeonggi-do (Gyomun Intersection).


In particular, to prevent the spread of COVID-19, all staff at the model house will wear masks, and a reservation system will be implemented to avoid crowding. Regular disinfection will also be conducted. Furthermore, thermal imaging cameras and non-contact thermometers will be used to thoroughly screen visitors with fevers, ensuring the safe operation of the model house.
