This has led to significant demand for commercial and entertainment facilities due to the industrial complex's hinterland demand and the existing and developing residential complexes. However, the rarity of commercial area plans within each district has further increased the scarcity of such spaces.
Among these, the central commercial district of Pyeongtaek Godeok International New City, which serves as a key axis connecting various small commercial districts in the area, is receiving heightened attention. Recently, due to the June 17 real estate measures and subsequent loan regulations, gap investments have become difficult, triggering a reverse balloon effect that has attracted investors' interest.
The newly constructed Pyeongtaek Godeok Q Tower is rapidly selling out amid considerable investor interest, with inquiries flooding in as investors seek opportunities.
Reflecting this overwhelming popularity, all units on the 4th floor of Q Tower have been sold out, and only a few units remain on other floors, showing a very fast sell-out pace.
Pyeongtaek Godeok Q Tower consists of facilities on basement levels 1 and 2 used as parking lots, and a six-story above-ground comprehensive entertainment facility with a total floor area of 9,985.35㎡. This includes commercial spaces, entertainment facilities, and lodging facilities. The commercial spaces include neighborhood living facilities on the 1st floor, as well as commercial and entertainment facilities licensed for nightlife businesses spanning the 2nd to 4th floors, allowing for a variety of entertainment options.
Despite not opening an official sales promotion center since last spring to prevent the spread of COVID-19, sales have progressed rapidly due to the reverse balloon effect amid strengthened government regulations on housing, leading to a trend of disappearing available units.
The four above-ground floors, mainly composed of entertainment-focused commercial spaces, have already been fully sold out, leaving no options there. The remaining units available for sale on the 1st, 2nd, and 3rd floors, which can accommodate other commercial and entertainment facilities, are very scarce, with only a few units left per floor.
Nearby, the Woosung Medical Center was constructed and quickly sold out, marking a successful case. This further confirms the considerable popularity of the central commercial district of Pyeongtaek Godeok International New City.
However, compared to other commercial complexes and facilities in the vicinity, the sales progress of Pyeongtaek Godeok Q Tower is overwhelmingly faster, clearly demonstrating investors' strong interest.
Currently, construction has reached up to the 4th floor of Pyeongtaek Godeok Q Tower. The 5th and 6th floors, where a hotel will be built, along with various entertainment facilities including nightlife businesses and commercial spaces with self-sustaining functions, will be housed in the building. This enhances the value of Pyeongtaek Godeok Q Tower as a comprehensive entertainment facility where everything can be addressed within a single building.
Pyeongtaek Godeok International New City allows only 0.15% of its total area for the construction and operation of entertainment and lodging facilities. Among these, the large-scale entertainment facility accommodating up to 1,000 people at Pyeongtaek Godeok Q Tower stands out.
On June 30, the Metropolitan Road 1A, connected to National Road No. 1, was opened, firmly establishing the area as a transportation hub. The Samsung Pyeongtaek Semiconductor/Bio Campus, the Seoul Metropolitan Subway Line 1, and Gyeongbu Line's Jije Station are all linked to Pyeongtaek Godeok International New City, highlighting its role as a core business and entertainment facility area, as can be seen from the surrounding location.
The hotel to be located on the 5th and 6th floors of Pyeongtaek Godeok Q Tower will be the only lodging facility in the Pyeongtaek Godeok International New City area. While nearby lodging facilities are aging, this newly established lodging facility within a comprehensive entertainment complex is attracting investor attention.
The hotel units cannot be purchased as a whole but can be acquired floor by floor. Since it is linked with a management company, it offers convenient investment conditions, leading to a flood of inquiries from investors.
