[Asia Economy Reporter Choi Dong-hyun] Bando Construction announced on the 7th that it will open the model house for the Daegu city center Pyeongni 3-dong housing reconstruction project, ‘Seodaegu Station Bando Yubora Centum,’ on the 10th and begin full-scale sales.
This complex is a large-scale development located at 1083-2, Pyeongni 3-dong, Seo-gu, Daegu, consisting of 11 buildings with 1,678 households, ranging from 2 basement floors to 18-35 floors above ground, composed of small to medium-sized units with high rarity, sized 46-84㎡ (exclusive area).
The sale price is set at an average of 13.7 million KRW per 3.3㎡, which is considered reasonable compared to other areas in Daegu. In particular, despite the average sale price per 3.3㎡ of all complexes supplied in Daegu last year exceeding 15 million KRW, this project has set a price rarely seen in the Daegu city center, attracting attention from investors and actual buyers.
Additionally, a fixed down payment of 10 million KRW for the first installment and a 60% interest-free benefit on the intermediate payment are available, and it is not affected by the resale restrictions to be implemented from August, allowing resale after six months.
The complex is connected by abundant road networks such as Seodaegu IC, Sincheon-daero, Dalgubeol-daero, and Seodaegu-ro, enabling quick access throughout Daegu. Moreover, the nearby Seodaegu high-speed railway station is scheduled to open next year, generating great anticipation.
Furthermore, the Seodaegu station area development project, which will become Daegu’s second gateway, is gaining momentum, increasing expectations. The Seodaegu station area development project is a 14 trillion KRW investment project in the Ihyeon-dong area of Seo-gu, Daegu, where the Seodaegu high-speed railway station will be located. The project is divided into cultural business districts, eco-friendly ecological cultural districts, and advanced venture cultural districts centered around the high-speed railway station. Each district will feature a complex transfer center, airport terminal, eco-friendly ecological cultural park, station area advanced venture valley, cultural-commercial-residential complex town, and waterfront park according to its characteristics.
The Seodaegu station building, currently under construction with a target completion in 2021, will have a total floor area of 7,183㎡ and three floors above ground. Once completed, the Seodaegu station area will emerge as a transportation hub adjacent to the Gyeongbu Expressway, Jungbu Inland Expressway, and Sincheon-daero. It will serve high-speed trains (KTX·SRT), metropolitan rail, and the Daegu Industrial Line, which is being promoted as a preliminary feasibility exemption project. In the future, new transportation systems such as the Daegu-Gwangju railway and tram will be established, and the area is expected to develop into an airport hub city through the airport railway and airport terminal.
A Bando Construction official stated, "As the seventh project in Daegu, it has various development benefits such as the Seodaegu KTX station development and the relocation of the Daegu city hall, along with the proven specialized products so far." He added, "We will present a premium landmark complex applying Yubora’s upgraded specialized design and advanced systems."
Model house visits will be operated by prior reservation to prevent the spread of COVID-19, and reservations can be made through the website. To ensure visitors’ safety, disinfection gates (spray-type disinfectors), thermal cameras, hand sanitizers, masks, gloves, and shoe covers will be provided inside the model house to thoroughly implement COVID-19 prevention measures.
The subscription schedule starts with special supply on the 13th, followed by first priority on the 14th and second priority on the 15th. The model house is located at 599-67, Gamsam-dong, Dalseo-gu, Daegu, and move-in is scheduled for October 2023.
