[Asia Economy Reporter Yuri Kim] Hyundai Engineering & Construction announced on the 2nd that it plans to sell units of 'Hyundai Knowledge Industry Center Gasan Public' on the site of the former Samsung C&T logistics center (60-26, 60-49) in the digital industrial complex in Gasan-dong, Geumcheon-gu, Seoul this month.
Hyundai Knowledge Industry Center Gasan Public will be developed as the largest complex in Seoul with a total floor area of approximately 250,000㎡, 1.6 times the total floor area of the 63 Building, consisting of three buildings from five basement floors to 27 above-ground floors.
Commercial facilities will be located from the first basement floor to the second floor above ground, and a dormitory called 'Public House' with 567 rooms will be provided on floors 6 to 26 of a separate building, enabling one-stop living for work, residence, and convenience within the complex.
It is a station-area complex within walking distance of Gasan Digital Complex Station, a transfer station for subway lines 1 and 7, making commuting easy for employees. Nearby road networks include Seobu Expressway, Nambu Beltway, and Export Bridge. The underground construction of Seobu Expressway is underway with a target completion in 2021.
The area around the complex is rich in convenience facilities. Within walking distance, fashion outlets such as Mario Outlet, W Mall, Hyundai Outlet (Gasan branch), and Lotte Factory Outlet (Gasan branch) are concentrated, and within approximately 1 km radius, large distribution facilities such as Big Market (Geumcheon branch), Homeplus (Geumcheon branch), and E-Mart (Guro branch) are located.
Hyundai Knowledge Industry Center Gasan Public applies a specialized design themed on greenery. The ecological area ratio within the complex is set at 33%. Various themed green spaces such as large planting areas, waterside gardens, and small gardens are arranged throughout the complex.
Facilities include a public hall (lecture hall with about 375 seats), a premium drop-off zone connected to the office building, linked meeting rooms, shared meeting rooms and lounges, and a deli cafe.
The underground parking lot secures about 176% more than the legal requirement. With expanded parking spaces, large vehicles can be conveniently accommodated, and the design includes a ceiling height of up to 2.8 meters to improve accessibility for cargo and emergency vehicles.
The commercial facilities within the complex are designed as a village-style layout reminiscent of a small town, based on single-story units.
The building incorporates high insulation and airtight windows, high-efficiency equipment, standby power cut-off devices, LED lighting, and eco-friendly building materials. It applies a nature-friendly architectural design certified with Seoul City's highest green building certification and Seoul Energy Efficiency Grade 1+.
On floors 6 to 26 of a separate building, 567 units of Public House with exclusive areas of 20 to 30㎡ will be constructed. For privacy, the entrance is separated from the office facilities, and various auxiliary facilities such as lounges, coin laundries, and shared kitchens are provided.
A Hyundai Engineering & Construction sales official stated, "We plan to enhance tenant satisfaction by creating a park-like environment in the city," adding, "Considering the symbolic status as the largest complex in Seoul combined with Hyundai Engineering & Construction's brand premium, an increase in asset value can also be expected."
