Brand Mega Complex 'Suwon Central I-Park Xi'


Recently, apartments with over 2,000 units, which allow residents to enjoy the advantages of large-scale apartment complexes more fully, have been attracting the attention of homebuyers. Due to their overwhelming size and the fact that they are often constructed by major construction companies, these apartments offer brand premiums as well, making them rare and symbolic, and establishing themselves as representative landmark complexes in their regions.


Larger apartment complexes reduce production costs, resulting in relatively lower supply prices and enabling the installation of numerous convenience facilities for residents, thus providing high utility value. With more residents sharing management fees, the burden of common area maintenance costs is also reduced. Additionally, as the resident population rapidly increases, the expansion of surrounding living infrastructure such as educational facilities and transportation conditions accelerates.


As a result, the more units there are, the higher the value tends to rise. According to data from Real Estate 114, looking at the apartment price increase rates nationwide last year (2019), complexes with over 1,500 units saw the highest price increase of 7.13%. Other ranges showed increases of 5.06% for 1,000?1,499 units, 4.35% for 700?999 units, 3.9% for 500?699 units, 3.77% for 300?499 units, and 3.76% for complexes with fewer than 300 units.


Among these, large-scale apartment complexes constructed by major construction companies establish themselves as landmarks leading local market prices. ‘Seongbok Station Lotte Castle Gold Town’ in Yongin, Gyeonggi-do (moved in June 2019) is a branded large-scale apartment complex with 2,356 units. As of May, the sale price per 3.3㎡ was 32.27 million KRW, the highest among occupied apartments in Yongin, and more than twice the city’s average price of 12.45 million KRW during the same period.


An industry insider explained, “Mammoth-sized branded large apartment complexes are well-equipped with convenience facilities for residents such as community centers, landscaping, and commercial areas, resulting in high residential satisfaction for actual residents. Additionally, their excellent liquidity and high price appreciation make them popular not only among end-users but also investors.”


This month, a branded apartment complex with over 2,000 units is scheduled to be supplied in Suwon, Gyeonggi-do, drawing significant interest from buyers. HDC Hyundai Development Company and GS Construction plan to sell ‘Suwon Central I-Park Xi’ through the Paldal 10 District housing redevelopment project in Ingye-dong, Paldal-gu, Suwon. The complex will consist of 30 buildings ranging from 4 basement floors to 25 above-ground floors, with a total of 3,432 units sized between 39 and 103㎡, of which 2,165 units will be available for general sale.


The complex is designed as a car-free zone on the ground, securing more than 40% of the site area for landscaping facilities, allowing residents to enjoy a pleasant and spacious living environment within the complex. The community facilities will include a multipurpose gymnasium equipped with a ping-pong room and basketball court, a fitness center, indoor golf practice range, GX room, library, reading room, book caf?, moms’ caf?, children’s library, toddler playground, clubhouse, and various other amenities.


Within a 1 km radius, various living infrastructures such as transportation, education, and convenience facilities are fully equipped. For example, using Maegyo Station on the Bundang Line nearby, residents can reach Suwon Station, which connects to Line 1 and the KTX Gyeongbu Line, in just one stop. Additionally, road networks such as Gyeongsu-daero and Maesan-ro provide easy access throughout Suwon and the entire metropolitan area.


Within the complex, a public daycare center (planned) will be available, and walking access is possible to Ingye Elementary School’s attached kindergarten, Ingye Elementary School, Suwon Middle School, and Suwon High School, covering all levels from elementary to high school. Moreover, the Suwon City Central Library is within walking distance, and the Ingye-dong academy district, which houses many private academies, is also nearby.


Near the complex are Suwon Yeongdong Market, Megabox (Suwon Nammun branch), CGV (Dong Suwon branch), and Homeplus (Dong Suwon branch). Within about a 10-minute drive are various shopping and cultural facilities such as Lotte Mall (Suwon branch) and AK Plaza (Suwon branch). Also nearby are public offices including Catholic University St. Vincent’s Hospital, Gyeonggi Provincial Government, Suwon City Hall, and Paldal District Office.


Transportation conditions are improving with projects such as the Suwon Line 1 tram, which is progressing smoothly after approval from the Ministry of Land, Infrastructure and Transport, the Shinbundang Line extension that passed preliminary feasibility studies, the GTX C line scheduled for completion in 2026, and the Suin Line opening in September this year.
