[Asia Economy Reporter Lee Chunhee] Hanra announced on the 9th that it will launch sales of 'Gyeryong Hanra Vivaldi The Central' this month in Block 1 of Daesil Residential District, Gyeryong-si, Chungnam.
This complex consists of 12 buildings ranging from 2 basement floors to 25 above-ground floors, offering 905 households with exclusive areas of 59 to 84㎡. By size, there are ▲606 units of 59㎡ ▲199 units of 72㎡ ▲100 units of 84㎡, with the 59㎡ type, preferred by 1-2 person households and newlyweds, accounting for 67% of the total supply.
The Daesil District, where the complex is located, is a mini new town-scale residential district developed over a total floor area of 605,359㎡ in Nongsori, Duma-myeon, and Geumam-dong areas of Gyeryong-si. It was designated as an urban development district in 2004 and the site development was completed in 2018. Following the 'Gyeryong Prugio The First' which held subscription last month, apartment complexes totaling 4,000 households including Gyeryong Hanra Vivaldi The Central are scheduled to be built sequentially.
In particular, Gyeryong-si is an area with a high demand for new apartments as 77% (8,684 households) of the total 11,326 apartments are over 10 years old, indicating a shortage of new apartments. Additionally, it is expected to attract demand avoiding regulations from nearby areas as it is accessible within about 30 minutes by car to the central areas of Sejong and Daejeon, which have recently shown high housing price increases. The proximity to Honam Expressway Gyeryong IC and KTX Gyeryong Station is also evaluated as convenient for wide-area transportation.
In terms of education, Gyeryong Middle and High Schools are within walking distance, and the complex is adjacent to parks and waterfront spaces. Also, large retail facilities such as the IKEA Gyeryong store, scheduled to open next year, will be established.
Hanra currently has a promotional center in Gwanjeo-dong, Seo-gu, Daejeon, and a model house in Geumam-dong, Gyeryong-si. The expected move-in date is February 2023.
