‘D-Valley Sindoksan Station Officetel’ recently began sales.
More than half of the knowledge industry centers (359 locations) located in Seoul are distributed in Guro-gu (47) and Geumcheon-gu (143), where the national industrial complexes Guro Digital Complex and Gasan Digital Complex are located. This officetel is situated in the heart of G-Valley, the Seoul Digital National Industrial Complex, occupying an excellent location centered on work, business, and residence.
G-Valley refers to the old Guro Industrial Complex area including Geumcheon-gu, Guro-gu, and Guro Digital Industrial Complex, and is a domestic small and medium venture business cluster with about 12,000 companies such as Lotte Data Communication, Netmarble Games, and Com2uS, and approximately 160,000 workers gathered.
Also, the Hyundai Knowledge Industry Center is located just a 1-minute walk from the site, currently housing about 300 companies with approximately 6,000 employees working there.
This officetel is attracting attention as a beneficiary of proximity to work. Sindoksan Station, where the Sinansan Line double-track railway opening in 2024 will pass, is just a 1-minute walk from the site. The Sinansan Line is a large-scale double-track railway project with an investment of 3.3 trillion KRW, connecting the entire 30 km section from Ansan and Hanyang University Station through Gwangmyeong Station to Yeouido Station in Seoul, and including a 13 km section from Jangrae Station to Wonsi, Siheung City Hall, and Gwangmyeong Station, totaling 44.7 km.
Fifteen new stations including Sindoksan Station will be installed, significantly reducing travel times by about 50-75% compared to before, such as 25 minutes from Hanyang University to Yeouido and 36 minutes from Wonsi to Yeouido. Sindoksan Station will operate underground at 292-3, Doksan-dong, Geumcheon-gu.
The officetel is sized from three basement floors to 15 above-ground floors, offering various layouts including 144 units of 20㎡ and 36 units of 28-29㎡ exclusive area, and applies a ceiling height of 2.7m, which is 0.8 times higher than the typical officetel ceiling height of 2.3m, enhancing the sense of openness.
Additionally, it has excellent energy efficiency through Green Building Certification (certification related to sustainable development, resource-saving, and eco-friendly buildings), and uses high-quality finishing materials from floors, glass, to door handles, improving the quality of life.
Meanwhile, the D-Valley Sindoksan Station Officetel site and promotional center are located in Doksan-dong, Geumcheon-gu.
