[Asia Economy (Suwon) = Reporter Lee Young-gyu] Gyeonggi Urban Innovation Corporation is resuming the recruitment of tenants for the 'Existing Housing Jeonse Lease' to stabilize housing for low-income groups.


Gyeonggi Urban Innovation Corporation announced tenant recruitment in February, but suspended the recruitment to prevent the spread of infectious diseases after the COVID-19 crisis alert was raised to the 'severe level.'


The eligible applicants are residents of cities and counties within the province who are ▲members of homeless households receiving livelihood or medical benefits ▲single-parent families under protection ▲disabled persons with an average monthly urban worker income of 100% or less ▲and those with an average monthly urban worker income of 50% or less.


The target housing includes detached houses, multi-family houses, multiplex houses, row houses, apartments, and residential officetels with a national housing size of 85㎡ or less. Gyeonggi Urban Innovation Corporation will supply a total of 3,200 units this year, an increase of 400 units compared to last year.


The lease conditions are either Jeonse (lump-sum deposit lease) or deposit-based monthly rent lease, with a lease period of 2 years. If requirements are met, the contract can be renewed up to 9 times, allowing residence for up to 20 years.


The support limit for the lease deposit per household is 90 million KRW, and after deducting the tenant's burden of 5%, a maximum of 85.5 million KRW can be supported as the Jeonse deposit.


Additionally, the monthly rent is charged at an annual interest rate of 1-2% depending on the deposit support amount. In particular, the interest rate is reduced by up to 0.5 percentage points depending on the number of minor children, and livelihood and medical benefit recipients receive a preferential interest rate reduction of 0.2 percentage points.


The application period is from the 10th to the 19th of this month, and applications can be submitted at the community service centers (eup, myeon, dong offices) of the registered residence.


The announcement of successful applicants will be posted on the Gyeonggi Urban Innovation Corporation website (www.gico.or.kr) or individually notified three months after the application submission date.
