Direct Benefits Expected from Nano Convergence Industrial Complex Development, 'Miryang Nano City Hanshin The Hue' Remaining Units for Sale

The Miryang Nano Convergence National Industrial Complex, a project to create an industrial complex centered on nano convergence technology, is set to be established in Bukbu-myeon, Gyeongnam, covering a total area of 1.65 million square meters. The nano convergence industry is a new concept industry that applies nanotechnology to industrial fields to improve existing products or create new ones.


In particular, by integrating the technologies of the nano convergence research complex into industries such as nano materials, electronics, and bio, it is expected that regional industries will further develop by improving or producing products.


As a result, a green light has been turned on for the regional economy of Miryang City. The Miryang Nano Convergence Industrial Complex began construction last September, raising expectations for the development of industrial complex infrastructure. Consequently, the surrounding real estate has also started to attract attention, as large-scale industrial complexes tend to revitalize the local economy.


Kim Kyung-soo, Governor of Gyeongnam Province, emphasized prioritizing the regional economy and people's livelihoods, stating, “We will create definite changes in Gyeongnam,” and added, “We will swiftly follow up to ensure the success of national industrial complexes such as the Miryang Nano Complex.” Park Il-ho, Mayor of Miryang, also expressed his aspirations, saying, “A new economic map for Miryang’s future 100 years is being completed. The Miryang Nano Industry will be a comprehensive industrial complex combining industry, education, and research institutes, expected to greatly contribute not only to the regional economy but also to Korea’s future growth industries.”


The Miryang Nano Convergence Industrial Complex is planned to be occupied around 2024 after completion. Once the first phase is completed, about 100 nano-related companies are expected to move in, generating approximately 10,334 jobs and an economic ripple effect of 1.0178 trillion KRW.


Construction of residential complexes and living infrastructure to accommodate the industrial complex’s resident population is also underway. With workplaces and homes close by, the ‘work-life balance’ culture is spreading, and apartments around the nano complex are expected to become more desirable.


The government’s recently announced real estate policies have also played a role. According to the May 11th measures, the criteria for resale of housing in the metropolitan area and major provincial cities after August have been tightened. The resale restriction period has been extended from the previous six months to until the ownership transfer registration is completed. This effectively bans the resale of pre-sale rights.


As a result, real estate funds that lost options in the metropolitan area are moving to provincial areas. The announcement of stricter resale restrictions changed the flow of the pre-sale market. Meanwhile, private pre-sale complexes in provinces that are not subject to regulations are expected to benefit, accelerating the concentration phenomenon.


In this context, the ‘Miryang Nano City Hanshin The Hue’ apartment complex, located in front of the nano convergence industrial complex and entering its final sales phase, is attracting significant interest.


Unregulated Miryang Nano City Hanshin The Hue is emerging as a ‘smart single property’ in Miryang, where no new apartment supply is expected within the next two years. While the mega positive factor of the nano convergence industrial complex construction has appeared, there is an evaluation that residential space to accommodate the industrial complex population is insufficient.


Located in front of the nano convergence industrial complex, Miryang Nano City Hanshin The Hue is the largest large-scale apartment complex in Miryang built by Hanshin Engineering & Construction.


The complex will be built on 158 Naedong, Miryang, consisting of eight buildings from one basement floor to 29 floors above ground, totaling 706 households. It offers small to medium-sized units with exclusive areas ranging from 67㎡ to 84㎡, composed of 130 units of 67㎡, 208 units of 75㎡, 204 units of 84㎡A, and 164 units of 84㎡B.


Using Changmil-ro in front of the complex, residents can access the Miryang Interchange (IC) on the Busan-Daegu Expressway. KTX Miryang Station and Miryang Intercity Bus Terminal are also easily accessible. The administrative town, including Miryang City Hall and the courthouse, is about a 5-minute drive away, making various living facilities convenient to use. Kindergartens and elementary, middle, and high schools are densely located nearby.


The complex consists only of small to medium-sized apartments preferred by actual users, all units are mainly south-facing, and a 4-bay design has been introduced. Alpha rooms and large pantries are designed to maximize space utilization.


Miryang Nano City Hanshin The Hue is scheduled for occupancy in July this year. A site official said, “In a situation where new apartment supply is insufficient, Miryang Nano City Hanshin The Hue, which avoids real estate resale restrictions, will be an opportunity to seize the benefits of the Miryang Nano City industrial complex.”
