Amid growing interest in newly launched residential complexes in the Seoul metropolitan area, particular attention is being paid to regions where housing supply is nearing its final stages. This is because these areas offer most of the residential conditions such as transportation networks and living infrastructure, and the limited supply volume increases their appeal to homebuyers.
Especially after the government announced last month the implementation of amendments to the Housing Act that strengthen resale restrictions, focus has shifted to complexes being sold before these regulations take effect. Starting in August, the resale restriction period for homes supplied in the metropolitan area’s overconcentration control zones, growth management areas, and provincial regions will be significantly extended from the current six months to the point of ownership transfer registration.
Accordingly, demand is expected to concentrate on areas with clear value appreciation potential, such as excellent accessibility to Seoul, abundant living infrastructure, and favorable transportation developments, among the units sold before August. A representative area recently gaining attention is the Samsong District in Deogyang-gu, Goyang City.
Located adjacent to Eunpyeong-gu in Seoul, Samsong District is highly regarded as a “healing residential area” close to Seoul, surrounded by natural environments such as Bukhansan Mountain and Ogeumcheon Stream. Along with well-established infrastructure featuring various commercial facilities, it is noted for its proximity to Samsong Station and Jichuk Station on Seoul Subway Line 3, as well as transportation networks connecting Tongil-ro, the Outer Ring Expressway, and Jayu-ro.
Currently, the Shinbundang Line extension project is undergoing a preliminary feasibility study, raising expectations for even higher future value upon its eventual opening. Nearby, the third-generation new town, Changneung New Town, is planned to be developed, which is expected to bring direct and indirect benefits. On the other hand, the land available for new residential facilities is running low, adding to its high scarcity value.
Consequently, there is strong interest in the “Goyang Samsong Umi Rapiano” currently being sold in the area. This complex is a new type of residential product that combines the advantages of houses and apartments, allowing diverse space designs like a house while enabling multiple households to live communally like an apartment. Umi Construction is the builder, participating in the project with the developer RBDK (RBDK) through a real estate investment trust.
Each unit type incorporates various space designs that were difficult to apply in conventional apartments, such as attics and terraces. Residents can customize spaces according to their lifestyle, for example, creating playrooms for children or mini gardens. Additionally, issues like noise between floors and parking problems, common in apartment living, are minimized.
For detached units, exterior insulation walls and triple-glazed system windows have been applied to maintain an appropriate indoor temperature. Some units offer views of Bukhansan Mountain and are situated on both sides of Ogeumcheon Stream, providing a pleasant living environment. All units are primarily south-facing, ensuring good sunlight exposure.
Security systems typical of apartments, such as CCTV, are fully implemented, and an air purification system capable of measuring and efficiently reducing fine dust will help maintain fresh air throughout the year. Furthermore, community spaces like a fitness club and Lagom Lounge have been prepared to enhance residents’ convenience.
The surrounding transportation network is also convenient. Using Samsong Station on Line 3, it takes about 30 minutes to reach Jongno 3-ga Station, where transfers to Lines 1 and 5 are possible, and Euljiro 3-ga Station, where transfers to Line 2 are available. Additionally, the Shinbundang Line extension to Samsong Station is under preliminary feasibility review, and Yeonsinnae Station, which will be served by the GTX-A line, is scheduled to open soon. Major roads such as Tongil-ro, Ilyeong-ro, and the Seoul Outer Ring Expressway’s Tongil-ro interchange are also well established.
Within Samsong District, there are excellent educational facilities including Goyang Ogeum Kindergarten, Ogeum Elementary School, and Shinwon Middle School. Commercial facilities such as Starfield Goyang, Lotte Mall Eunpyeong, IKEA, and Nonghyup Hanaro Mart, as well as Eunpyeong St. Mary’s Hospital, are located nearby, supporting a convenient lifestyle.
“Goyang Samsong Umi Rapiano” does not require a subscription savings account for application, and anyone aged 19 or older can apply regardless of their region. Even if selected, applicants can still apply for apartment subscriptions in Seoul and other areas. Notably, the 48 units in the B-7 block of the townhouse site have no resale restrictions, allowing immediate sale after purchase. The subscription process was successfully completed with winner contracts held on the 21st and 22nd of last month.
Meanwhile, “Goyang Samsong Umi Rapiano” will be built on block-type detached housing sites 9-1 and 9-2BL (W, E) and townhouse sites B-3, B-6, and B-7BL in Samsong District, Goyang City, Gyeonggi Province, totaling 527 households. The model house is located at 240-2, Samsong-dong, Deogyang-gu, Goyang City, Gyeonggi Province. To prevent COVID-19, thermal imaging cameras and contactless temperature checks are conducted upon entry, and all visitors are required to sanitize their hands and wear masks.
