A 2-room, 3-bay residential officetel 'Hillstate Galmae Station Skansen' located in Guri Galmae District
As the life trend of valuing the quality of life has become mainstream recently, ‘All-in-Village’ complexes are gaining more attention in the real estate market. ‘All-in-Village’ is an abbreviation of ‘All in Village,’ referring to a residential environment where all living infrastructure and convenience facilities are available within the complex or in adjacent streets.

An industry expert stated, “As interest in ‘All-in-Village’ complexes rises, residential officetels, which have emerged as alternatives to houses, are attracting demand by integrating high-end community facilities and specialized designs comparable to apartments. When large construction companies participate, the brand value is an added bonus, making them even more attractive.”
With the popularity of ‘All-in-Village’ complexes expected to continue this year, attention is also focused on ‘Hillstate Galmae Station Skansen,’ scheduled for sale in the Galmae District of Guri. ‘Hillstate Galmae Station Skansen’ will be developed on the self-sufficient distribution facility sites A and B in Galmae-dong, Guri-si, Gyeonggi-do, with a total of 396 units: 171 units in Block A (basement 2 floors to ground 10 floors) and 225 units in Block B (basement 3 floors to ground 10 floors). Construction will be handled by Hyundai Engineering & Construction.
This facility boasts specialized designs rarely seen in existing residential officetels, with ceiling heights expanded up to 2.7 meters to provide residents with a spacious and open feeling. Additionally, it will be the first in the Galmae District to feature 2-room, 3-bay layouts, accommodating various household sizes from single-person households to families of 3 to 4 members.
The ‘All-in-Village’ functionality is also excellent. ‘Hillstate Galmae Station Skansen’ will offer various exercise and activity facilities, including a community lounge, clubhouse, party room, coin laundry, golf club, GX room, locker room (private storage), and shower room. A pet shower zone is also planned for pets and pet owners.
A multiplex ‘CGV’ is scheduled to open within the complex, and nearby living convenience facilities such as the central commercial area of Guri Galmae District, E-Mart Byeollae Branch, and Homeplus Sinnae Branch allow residents to enjoy various infrastructures without going far.
Within walking distance is Galmae Station on the Gyeongchun Line, offering excellent access to major Seoul areas: 8 minutes to Sangbong Station, 26 minutes to Konkuk University Station, and 40 minutes to Express Bus Terminal Station. The model house is scheduled to open in May at 259-10 Gyomun-dong, Guri-si, Gyeonggi-do (Gyomun Intersection).
In particular, to prevent the spread of COVID-19, all staff at the model house will wear masks, and a visit reservation system will be implemented to avoid crowding.
