[Asia Economy Reporter Park Hyesook] Bucheon City in Gyeonggi Province completed the public housing district designation notification procedure on the 25th for the 1.04 million pyeong area around Daejang-dong and will officially begin the development of Bucheon Daejang New Town.


With Bucheon Daejang designated and notified as a public housing district, all five 3rd phase new towns in the Seoul metropolitan area designated by the government have been completed. The Bucheon Daejang district plans to supply 20,000 households by 2029, starting with the first phase priority sale in 2023.


The Daejang district will be developed with a specialized strategy focused on self-sufficiency, transportation, and environment, aiming to become a "Seoul-adjacent city where everyone wants to live."


The city plans to establish the Daejang district as a hub of the western corporate belt by building a cluster that concentrates advanced manufacturing and research & development (R&D) industries in 700,000㎡ of self-sufficient land, forming the 'Gimpo Airport Industrial Belt,' and integrating Bucheon’s strategic and knowledge industries.


Additionally, a corporate support hub will be installed to provide customized industrial support complex services such as zoning according to the corporate ecosystem lifecycle, making it a city where people want to work.


Within the district, roads of four lanes or less will be constructed, and a 'human scale' transportation system will be established to allow access to metropolitan transportation services within five minutes.


To this end, 700 billion KRW will be invested to expand the surrounding arterial road network, and measures to improve metropolitan transportation have been set, including the introduction of a premium arterial rapid bus (S-BRT) connecting Bucheon Sports Complex Station, where the Seoul Metropolitan Area Express Railway (GTX) Line B is planned, and Gimpo Airport.


Furthermore, the city plans to extend the subway line currently planned from Hongdae Entrance to Wonjong Station to the new town and is in consultation with related agencies.

Bucheon City envisions the Daejang district as a pleasant eco-friendly residential complex by developing a themed lakeside park and ecological and educational waterfront spaces utilizing abundant water resources such as Gulpocheon Stream and small streams. The environmental infrastructure facilities, including the Gulpocheon sewage treatment plant and resource circulation center adjacent to the new town, will be closely coordinated with relevant agencies to devise improvement measures.


The city will establish a new concept land use plan that promotes coexistence and development with surrounding cities, uniquely among new towns, to respond to the post-COVID-19 era.


To this end, a consultative body with related agencies will be operated together with the Incheon Gyeyang district to build a metropolitan transportation system connecting Gyejang?Daejang?Magok, link ecological green corridors centered on Gulpocheon, and form a value chain in the knowledge and advanced industry sectors.


Jang Deokcheon, Mayor of Bucheon City, stated, "The development of Daejang New Town will lead future residential culture and leap forward as a competitive self-sufficient city in the southwestern metropolitan area. We will build a new town where industry, culture, and nature coexist together with citizens and continuously promote balanced development between the new and old downtown areas."
