Uijeongbu Gosan District's First and Largest Complex Knowledge Industry Center, 'Uijeongbu Centum Square,' Draws Attention


Uijeongbu's first mega landmark complex knowledge industry center, 'Uijeongbu Centum Square,' is set to be built in the Gosan District, a new residential development area in Uijeongbu, spanning from basement level 2 to the 10th floor above ground, attracting significant attention.


It is expected to become the largest knowledge industry center in the northern region, comprising a knowledge industry center, commercial facilities, and officetels within the complex.


Emphasizing its scale, this knowledge industry center applies a unique design and block-style landmark layout to become a regional landmark. It offers convenience in parking and comfort, distinguishing itself from other knowledge industry centers that feature uniform designs and layouts.


The knowledge industry center consists of a manufacturing-type knowledge industry center with a linear drive-in system and a section office knowledge industry center that allows investment with small capital. The manufacturing-type center boasts a maximum floor height of 6.0 meters, allowing 5-ton cargo trucks to enter the building.


The street-type commercial spaces on the 1st and 2nd floors also offer various advantages. Through scientific flow line arrangements, an open and spacious atmosphere is secured. The design also enables the three-block buildings to create a synergistic effect as a single commercial area, attracting a large number of regular customers and active street foot traffic.


Within the complex, various spaces for rest and leisure such as neighborhood commercial facilities, sports facilities, and rooftop gardens are provided to enhance work efficiency for tenant employees.


The surrounding transportation network is excellent. Located in a prime spot in front of Minrak IC on the Sejong-Pocheon Expressway (Guri-Pocheon section), it connects to Gangnam, Jamsil, and the northern Gyeonggi area within 30 minutes. This location is optimized for operating a knowledge industry center.


Various transportation expansion plans are scheduled, promising even better convenience. With the confirmed extension of the subway line to Tapseok Station (opening in 2024), direct access to major Seoul areas within 40 minutes will be possible. The GTX-C line is also set to open in 2024, enabling travel to Samseong Station in about 13 minutes. Additionally, a new Bus Rapid Transit (BRT) route has been established, allowing entry from Minrak 2 District to Dobongsan Station within 10 minutes.


The investment value is also favorable. Despite the government’s stringent real estate regulations, knowledge industry centers are considered optimal investment options among income-generating real estate due to their relative freedom from resale restrictions and loan regulations, as well as high investment potential. Furthermore, under the Local Tax Special Act, first-time buyers of knowledge industry centers receive reductions in acquisition tax (50%) and property tax (37.5%). Unlike housing subject to various regulations, loans up to 80% of the sale price are possible.


The Uijeongbu Centum Square sales promotion center is located at 882 Minrak-dong, Uijeongbu, Gyeonggi Province, next to Songyang Kindergarten in Minrak 2 District. All staff at the sales center wear masks, and a visit reservation system is in place to prevent crowding. Regular disinfection and mandatory use of hand sanitizers are enforced to help prevent the spread of COVID-19.
