[Asia Economy Reporter Lee Chun-hee] The 'Bupyeong SK View Haemoro' in Bupyeong-gu, Incheon, supplied by the SK Construction and Hanjin Heavy Industries consortium, will be launched for sale later this month.
This complex, built through the Bugaeseo Elementary School North District Housing Redevelopment Project in Bupyeong-dong, Bupyeong-gu, Incheon, will consist of 17 buildings ranging from 2 basement floors to 25 above-ground floors, with 1,559 units sized between 36 and 84㎡ (exclusive area). Among these, 884 units are for general sale.
The Bupyeong-gu area where the complex will be located is analyzed to have abundant demand for new apartments, as over 90% of apartments are over 10 years old. Similarly, the nearby Bucheon Sangdong New Town, which was developed about 20 years ago, is expected to attract buyers looking to move into new apartments.
The complex is conveniently located near Bugae Station on Seoul Metropolitan Subway Line 1 and Bupyeong Station (a transfer station for Incheon Subway Line 1), making commuting by subway easy. Additionally, the GTX (Great Train Express) Line B is planned to pass through Bupyeong Station, which will further improve access to other metropolitan areas. For car users, the nearby Songnae IC and Jungdong IC on the Seoul Ring Expressway provide easy access throughout the metropolitan area.
In terms of education, schools such as Bugaeseo Elementary School, Bugae High School, Buheung High School, and Bupyeong Girls' Middle School are clustered right next to the complex. Community facilities will also feature fine dust filter windows to block fine dust and promote natural ventilation.
Bupyeong-gu, where this complex is located, is currently designated as a non-speculative overheated district and a non-subscription overheated area, making it relatively free from regulations such as resale restrictions and interim payment loan guarantees. Non-heads of households and homeowners can qualify for first-priority subscription if they have been subscribed to a subscription savings account for more than one year and meet the regional deposit requirements (KRW 2.5 million for Incheon subscriptions under 85㎡). There are no restrictions on re-winning, so applicants can apply regardless of previous housing lottery results. Since the full resale restriction in the metropolitan area scheduled for August has not yet been implemented, the existing resale restriction period of six months remains in effect.
A sales official of the complex said, "As it will be developed as the largest branded complex in the best location in Bupyeong-gu, local demand and interest are very high," adding, "We will create a landmark complex to meet the expectations of local buyers."
The model house is planned to be built on-site, and the expected move-in date is December 2022.
