The Gimpo Gold Line, which opened in September last year, has contributed to the rise in average apartment sale prices in Gimpo. According to Real Estate 114, the average apartment sale price per 3.3㎡ in Gimpo City was 9.5 million KRW in August last year. After the opening of the Gimpo Gold Line, prices began to rise, reaching an average of 9.66 million KRW per 3.3㎡ by the end of March, an increase of 160,000 KRW. In particular, Unyang-dong, the biggest beneficiary area of the Gimpo Gold Line, saw the average apartment sale price per 3.3㎡ rise from 10.79 million KRW before the opening to 11.24 million KRW, showing the highest increase.
A real estate official said, “Most regulated areas, including Seoul, are already saturated, so areas with good accessibility to Seoul, even if physically distant, are gaining attention,” adding, “Especially regions like Gimpo and Hanam, where accessibility is improving due to subway extensions or new line openings, as well as Yangju and Namyangju, where extensions are planned, are attracting demand due to expectations of improved access to Seoul.”
Meanwhile, new sales are expected to continue in Yangju Okjeong New Town, which is becoming closer to Seoul through the Line 7 extension. ‘Yangju Okjeong New Town Daesung Berhill’ is the main attraction, having captured the interest of many prospective buyers early on.
‘Yangju Okjeong New Town Daesung Berhill’ boasts a station-area location within walking distance of Okjeong Station on the Line 7 extension (Dobongsan-Okjeong), scheduled to open in 2024. It takes only three stops on the Line 7 extension from Okjeong Station to reach Seoul, effectively allowing residents to enjoy Seoul’s living zone. The GTX C Line, which has passed the preliminary feasibility study and is now moving forward with full-scale project promotion, will also include Deokjeong Station, further enhancing Seoul accessibility. Through the GTX C Line, Samsung Station can be reached in just 23 minutes.
Additionally, the opening of the BRT connecting Hoeam to Nowon Station is planned, and travel to all areas of Seoul is convenient via National Road No. 3’s alternative bypass and the Sejong-Pocheon Expressway.
Yangju Okjeong New Town, where the complex is located, is also expected to become a residential area close to workplaces with the Yangju Techno Valley scheduled to begin construction in 2022. Furthermore, residents will enjoy various new town infrastructures such as the large-scale complex center U-city, Okjeong Central Park, and Gyuyul Park.
‘Yangju Okjeong New Town Daesung Berhill’ also offers excellent educational environments.
