House Prices Soar by Hundreds of Millions, New Complexes Sell Out... Already Surpassing Average Prices in Dunsan-dong
Amid High Expectations for New Complexes... 'Hillstate Doan' Scheduled for Supply This Month Draws Attention
‘Doan New Town,’ being developed in the southwest of Daejeon, continues its unstoppable surge in popularity. Occupied complexes are being traded with premiums worth hundreds of millions of won, and new complexes are selling out quickly amid high subscription rates. Riding this wave, recent surveys have shown that the average housing price has surpassed that of ‘Dunsan-dong,’ a traditional residential area, drawing attention.
In fact, the already occupied complexes within Doan New Town are maintaining a steep upward trend. According to the Ministry of Land, Infrastructure and Transport’s actual transaction prices, the flagship complex ‘Triple City Complex 9’ saw a 101㎡ unit traded for 910 million won in February. This is more than 160 million won higher than the price of 748 million won recorded a year ago.
Additionally, new complexes are closing subscriptions with high competition rates and quickly selling out. For example, the ‘Daejeon I-Park City Complexes 1 and 2,’ which were sold in March last year, closed first-round subscriptions with competition rates of 56.66 to 1 and 86.45 to 1 respectively, and all units were reportedly contracted shortly thereafter.
Due to this rising popularity, the average housing price in Doan New Town has surpassed that of Dunsan-dong, a traditional residential area in Daejeon. According to statistics from real estate information company Real Estate 114 as of March, the average sale price per 3.3㎡ in Doan New Town was 16.27 million won, significantly exceeding Dunsan-dong’s average of 13.5 million won.
A real estate expert commented, “Daejeon’s Doan New Town was developed as a planned city, offering pleasant living conditions, and with mostly newly built complexes, local residents’ preference is steadily increasing. Since infrastructure development remains in areas like Doan 2 and 3 districts and Gapcheon district, and new complexes will continue to be supplied, its popularity is expected to grow further.”
Meanwhile, attention is focused on the upcoming supply of new complexes in Doan New Town this month. Hyundai Engineering will launch ‘Hillstate Doan’ in April. It is the first Hillstate brand complex in Daejeon and is expected to attract much interest as a mid- to small-sized residential product, which has been lacking in Doan New Town.
The complex will be developed as a residential officetel with 3 buildings, ranging from 5 basement floors to 29 above-ground floors, totaling 392 units. Except for 3 units, all households will be structured as 25-pyeong apartments, making it a mid- to small-sized residential product.
Located at the very center of Doan New Town, the complex boasts excellent living conditions. It is a station-area complex right in front of the Daejeon Urban Railway Line 2 tram station (scheduled for 2025), and is surrounded by excellent educational environments with nearby elementary, middle, and high schools. Additionally, green spaces such as Jinjamcheon Riverside Park and convenience facilities like Homeplus and CGV are all easily accessible.
Hillstate’s differentiated specialized design also stands out. First, the complex layout is mainly south-facing with a 4-bay slab-type structure to enhance lighting and ventilation. Inside the units, ceiling heights have been raised in all rooms, and features such as pantry space, wide kitchens, and master bedroom dressing rooms maximize storage and space utilization. Furthermore, some top-floor units will offer duplex service (attic) areas, and various cutting-edge systems such as fine dust reduction systems will be introduced.
A sales representative said, “We plan to make it a landmark representing Doan New Town, which is emerging as Daejeon’s top residential area. We will focus on enhancing residential convenience by applying Hillstate brand’s differentiated product designs such as 4-bay layouts, pantries, and master bedroom dressing rooms.”
Meanwhile, the complex is notable for being free from various regulations. Anyone aged 19 or older can apply without needing a subscription savings account, it is not counted as a housing unit so multi-homeowner regulations can be avoided, and there are no resale restrictions, allowing immediate resale after winning.
The Hillstate Doan model house will be located at 267-5 Jangdae-dong, Yuseong-gu, Daejeon Metropolitan City, and is scheduled to open in April.
