[Asia Economy Reporter Lee Chun-hee] Hoban Construction will begin sales of 'Hoban Summit Sky Central' in A47 block of Yeongjong International City, Jung-gu, Incheon, starting from the 13th.
On the 3rd, Hoban Construction opened a cyber model house for Hoban Summit Sky Central and officially started sales. This complex consists of 6 buildings from basement level 1 to ground level 25, with a total of 534 households ranging from 74 to 84㎡ (exclusive area). By size, there are ▲74㎡A 96 units ▲74㎡B 98 units ▲84㎡A 117 units ▲84㎡B 123 units ▲84㎡C 50 units ▲84㎡D 50 units. Among these, 255 units are for general supply and 279 units are for special supply.
As a project subject to the pre-sale price ceiling system, the average sale price is about 11.41 million KRW per 3.3㎡. Prices are set at 304.9 million to 349.9 million KRW for 74㎡ units and 334.3 million to 389.4 million KRW for 84㎡ units. Hoban Construction plans to offer benefits such as a fixed contract deposit of 10 million KRW, interest-free loans for 60% of the interim payment, and free balcony expansion.
The biggest advantage of this complex is the excellent residential environment of Yeongjong International City. Jung-san Elementary School is right in front of the complex, and Jung-san Middle School, Incheon Haneul High School, Incheon Science High School, and Incheon International High School are also nearby. Two additional school sites, including a high school, are planned nearby, enhancing the convenience of walking to school.
A central commercial area is planned within walking distance, and residents can enjoy pleasant residential infrastructure such as neighborhood parks like Bakseok Park and the Seaside Park along the beach.
Also, once the Yeongjongdo Third Bridge, scheduled to begin construction in the second half of this year, opens, it will directly connect to Cheongna International City, making travel to the metropolitan area more convenient. Residents can also enjoy various infrastructures of Cheongna International City, including the planned Starfield Cheongna, Costco Cheongna, and Cheongna Medical Complex Town.
In terms of design, except for some units, most are south-facing slab-type layouts allowing smooth lighting and ventilation. Most units apply a 4-bay 4-room design, and variable walls enable various space configurations tailored to residents' living patterns. Various community facilities such as a fitness club, indoor golf practice range, kids club, and small library are also planned.
Due to the spread of COVID-19, direct visits to the model house by applicants are restricted. Subsequently, document submission and contracts for winners will be conducted separately by building. Hoban Construction plans to provide various information through a cyber model house where VR images of the units prepared in the actual model house can be viewed. The cyber model house can be accessed through the Hoban Summit Sky Central website.
Applications start with special supply on the 13th, followed by first priority on the 14th and second priority on the 16th. The announcement of winners is scheduled for the 22nd. The contract period is three days from the 5th to the 7th of next month. Move-in is expected in July 2022.
