[Asia Economy Reporter Donghyun Choi] GS Construction announced on the 26th that it plans to launch sales of ‘Sokcho The Ocean Xi’ in March, located in 361-1 Dongmyeong-dong, Sokcho-si, Gangwon-do.


Sokcho The Ocean Xi consists of a total of 454 households across three buildings ranging from 6 basement floors to a maximum of 43 floors above ground, with exclusive areas of 84 to 131㎡. It is composed of 448 units of 84㎡ and 6 units of 131㎡ (top-floor penthouses). Sokcho The Ocean Xi is the tallest apartment in Sokcho, offering excellent ocean views, and features the ‘Sky Honors Club,’ a community facility located at the 24th floor for the first time in Sokcho.


Dongmyeong-dong, where Sokcho The Ocean Xi is located, is the transportation hub of Sokcho. It is close to the Sokcho Intercity Bus Terminal and Sokcho Port International Passenger Terminal, and access to the complex is convenient via Jungang-ro and Jangan-ro. In 2017, the Seoul-Yangyang Expressway (East-West Expressway) opened, greatly improving accessibility to Seoul. Yangyang International Airport, located nearby, aims to operate a total of 31 routes by 2022, including 28 international and 3 domestic routes, making travel to various domestic and international destinations convenient.


Additionally, major public offices such as Sokcho City Hall, Sokcho Cultural Center, Sokcho Maritime Police Station, and KBS Sokcho Broadcasting Culture Center are nearby. Residents can also enjoy various living infrastructures such as Seorak Rodeo Street, Sokcho Medical Center, Sokcho Tourism and Fisheries Market, Cheongcho Lake, Yeongrang Lake, and Sokcho Beach. Educational facilities including Yeongrang Elementary School, Seorak Middle School, Sokcho Girls’ Middle School, Sokcho Middle School, Seorak High School, and Sokcho High School are located around the complex.


Various development prospects are also expected to enhance the future value of Sokcho The Ocean Xi. The Chuncheon-Sokcho East-West High-Speed Railway (planned) is targeted for completion in 2026, and once opened, travel time from Sokcho to Seoul Yongsan will be reduced to 1 hour and 15 minutes, and to Incheon Airport within 2 hours.


This is GS Construction’s second time introducing Xi apartments in Sokcho. The ‘Sokcho Xi,’ launched in Joyang-dong at the end of 2017, recorded the highest number of first-priority subscription applications in Sokcho’s history at the time (12,337 applications) and was sold out in a short period.


GS Construction plans to equip Sokcho The Ocean Xi, which is expected to become a landmark in Sokcho, with various differentiated features.


Sokcho The Ocean Xi reaches a height of 135 meters with its maximum 43 floors. This is the first residential facility in Sokcho to exceed 40 floors, and since the complex is surrounded by the sea on three sides, most units offer ocean views. There is a 15-meter elevation difference from the ground, providing good lighting even for lower-floor units. For views and openness, the complex is designed with glass railing systems and double-glazed windows, and GS Construction, in collaboration with Xi S&D, will introduce the next-generation ventilation-type air purification system ‘SysClein’ in each unit and community facilities.


On the 24th floor of each building, the community facility Sky Honors Club will be established, featuring the D.Ciel Lounge, De Mer & Spa De Mer guest rooms, and Rendezvous party rooms. Community facilities, which were mainly located underground, are also placed on the 3rd floor above ground, including various amenities such as a hot and cold bath sauna with views of the East Sea sunrise, a fitness center, and a golf practice range.


Kim Beom-geon, head of sales at GS Construction, said, “There were no apartment supplies in Sokcho last year, and only 641 units were supplied over the past two years, so the scarcity value is high. After the opening of the East-West Expressway, accessibility to the metropolitan area has improved, and with abundant development prospects such as the Chuncheon-Sokcho East-West High-Speed Railway plan, many customers are already showing interest in Sokcho The Ocean Xi.”


The sales promotion center is currently operating on the 2nd floor of Sokcho Sunrise Hotel, and the model house is located in 1557-1 Joyang-dong, Sokcho-si. Move-in is scheduled for May 2023.
