Wangsimni Winners Officetel, Spotlighted as Northeast Line Light Rail Project Gains Momentum

Wangsimni Winners Officetel, Spotlighted as Northeast Line Light Rail Project Gains Momentum

As the Dongbuk Line light rail project connecting Wangsimni in Seoul to Miasageori Station and Sanggye Station gains momentum, real estate prices around Wangsimni Station are stirring.

On January 30, Seoul City approved the implementation plan for the Dongbuk Line urban railway private investment project’s vehicle depot. This project involves developing approximately 20,000㎡ at 368-7 Junggye-dong, Nowon-gu, to build a vehicle depot. With this approval, the Dongbuk Line light rail project is expected to get on track.

The Dongbuk Line light rail is a 13.4 km route connecting Wangsimni Station in Seongdong-gu, passing through Miasageori Station, and reaching Sanggye Station in Nowon-gu. It will include 16 stations, including 7 transfer stations, and one vehicle depot. The entire route will run underground, with an investment of 989.5 billion KRW.

According to real estate experts, “With the full-scale launch of the Dongbuk Line light rail project, the real estate market in surrounding areas such as Seongbuk-gu, Gangbuk-gu, and Nowon-gu is expected to benefit. Once opened as scheduled in 2024, it will take about 25 minutes to travel from Wangsimni to Sanggye. Especially, Wangsimni is a transfer station for the Bundang Line, Line 2, Line 5, and the Gyeongui-Jungang Line, so using the Bundang Line improves accessibility to Gangnam.”

Additionally, the area around Wangsimni Station is transforming into a new urban center with projects such as Wangsimni New Town, Wangsimni 3 District redevelopment, the construction of the Seongdong Childcare Comprehensive Support Center, development of the Seongsu district unit plan area, the landmark Gwahakmunhwa Miraegwan on the Sampyo Remicon site, and plans to turn the area into Seoul Forest Park.

These development benefits and rising land prices are expected to directly benefit the Wangsimni Winners Officetel, located just a 5-minute walk from Wangsimni Station, making it a hot topic among investors.

Located at 258-1 Doseon-dong, Seongdong-gu, Seoul, Wangsimni Winners Officetel is situated in a double station area, just a 5-minute walk (300m) to Wangsimni Station and a 3-minute walk (193m) to Sangwangsimni Station. The building will have 14 floors above ground and 2 basement levels, offering 96 officetel units and neighborhood living facilities.

Winners Officetel is in a quintuple transfer station area including the upcoming Dongbuk Line light rail, Wangsimni Station’s Line 2, Line 5, Gyeongui-Jungang Line, and Bundang Line. It takes 12 minutes to Seoul City Hall, 13 minutes to Gwanghwamun, 8 minutes to Gangnam-gu Office, 13 minutes to Yongsan, and 5 minutes to Jongno, making it possible to reach anywhere in Seoul’s central business districts within about 10 minutes.

Therefore, there is a large demand from single-person households commuting to both Gangnam and Gangbuk areas. With about 70,000 daily foot traffic at Wangsimni Station and a basic catchment population of approximately 60,000 including Hanyang University and its hospital, Seongdong-gu Office, KT&G, and Kyobo Life Insurance, it is expected to minimize vacancy rates.

According to nearby real estate agencies, Wangsimni Station officetels rank among the best in Seoul, excluding the Gangnam area, and are known for high demand from commuting workers, newlyweds, and office users, making vacancies rare.

Moreover, the officetel features duplex layouts preferred by tenants and applies Hanssem Inside, a total interior service by Hanssem, a comprehensive interior company, offering efficient and high-quality space design, eco-friendly finishing materials with quality assurance, and energy-saving products. Full-option appliances and furniture, high-performance Hanssem windows, indoor LED lighting, temperature control systems, standby power cut-off systems, and home network systems provide a more comfortable and economical living environment.

Convenient living infrastructure such as E-Mart, Bitplex, Seongdong-gu Office, Seongdong Police Station, Seongdong Post Office, Hanyang University, Hanyang University Hospital, and Majang-dong Livestock Market are well established near the officetel. Additionally, parks and green spaces like Wangsimni Plaza, Muhakbong Neighborhood Park, Daehyeonsan Park, and Yongbong Sports Park offer a pleasant and clean natural urban environment for a healing lifestyle.

A representative of Winners Officetel stated, “The various development benefits around Wangsimni Station, the full-scale launch of the Dongbuk Line light rail project, high future value, quintuple transfer station status, and abundant rental demand have attracted investors’ attention. Since resale is also possible, we are currently receiving many inquiries.”
