19,000 Apartment Units for Sale in February... Twice as Many as Last Year Due to Subscription Transfer


[Asia Economy Reporter Onyu Lim] An analysis has emerged that the number of apartments scheduled for sale in February will approximately double compared to the same period last year. This is because the subscription work has been transferred from the Korea Financial Settlement Institute to the Korea Real Estate Board, and the first apartment sales of the year will begin in February.


Zigbang announced on the 3rd that 26 complexes with a total of 19,134 households are preparing for general sales of 15,465 households in February. Compared to the same period last year, the number of households will increase by 9,196 (93%), and general sales will increase by 7,826 households (102%).

Among the 19,134 households supplied nationwide, 10,376 households are preparing for sales in the metropolitan area. Gyeonggi-do plans the largest supply with 6,559 households. Sales are concentrated in areas where the price ceiling system applies, such as Magok District, Gwacheon Knowledge Information Town, and Wirye New Town. In the provinces, 8,758 households are planned for sale, with Daegu having the largest number at 2,191 households. In Seoul, one complex with 1,529 households is preparing for sale.


◆ Magok District 9 Complex, Magok-dong, Gangseo-gu, Seoul = The Magok District 9 Complex, implemented by Seoul Housing and Communities Corporation and constructed by Hanshin Engineering & Construction, is located at 730-49 Magok-dong, Gangseo-gu, Seoul. Out of a total of 1,529 households, 962 are for general sale, consisting of exclusive areas ranging from 59 to 84 m2. As an apartment sold on public land, the price ceiling system applies, and the resale period varies depending on the difference between the nearby market price and the sale price.


◆ Gwacheon Jade Xi, Galhyeon-dong, Gwacheon-si, Gyeonggi-do = Gwacheon Jade Xi, implemented by Korea Land & Housing Corporation and constructed by GS Engineering & Construction, is located in Block S9 of Gwacheon Knowledge Information Town, Galhyeon-dong, Gwacheon-si, Gyeonggi-do. All 647 households are for general sale, consisting of exclusive areas ranging from 49 to 59 m2. This is the first apartment to be sold in Gwacheon Knowledge Information Town, and the price ceiling system applies. The resale period varies depending on the difference between the nearby market price and the sale price.


◆ Wirye New Town Joongheung S-Class, Hagam-dong, Hanam-si, Gyeonggi-do = Wirye New Town Joongheung S-Class, implemented by Saesol Construction and constructed by Joongheung Construction, is located in Block A3-10 of Wirye New Town, Hagam-dong, Hanam-si, Gyeonggi-do. All 475 households are for general sale, consisting of exclusive areas ranging from 101 to 236 m2. As an apartment sold on public land, the price ceiling system applies, and the resale period varies depending on the difference between the nearby market price and the sale price.


◆ Maegyo Station Prugio SK View, Maegyo-dong, Paldal-gu, Suwon-si, Gyeonggi-do = Maegyo Station Prugio SK View, redeveloping the Suwon Paldal 8 District area, is constructed by Daewoo Engineering & Construction and SK Engineering & Construction. It is located at 209-14 Maegyo-dong, Paldal-gu, Suwon-si, Gyeonggi-do. Out of a total of 3,603 households, 1,795 are for general sale, consisting of exclusive areas ranging from 39 to 110 m2. Although the private land in Paldal-gu, Suwon-si is included in the regulated area, the resale period is relatively short at 6 months.


◆ Hillstate Songdo The Sky, Songdo-dong, Yeonsu-gu, Incheon = Hillstate Songdo The Sky, constructed by Hyundai Engineering & Construction, is a residential-commercial complex apartment with up to 59 floors located at 30-2 Songdo-dong (Block B2), Yeonsu-gu, Incheon. All 1,205 households are for general sale, consisting of exclusive areas ranging from 84 to 175 m2. The resale restriction period in Songdo International City is relatively short at 6 months.
