Increased Resident Satisfaction with Quality Control Team Inspections in Gangdong-gu Apartment Complexes


[Asia Economy Reporter Jongil Park] Gangdong-gu (Mayor Lee Jeong-hoon) has conducted the third quality inspection by the apartment quality management team, which was the first of its kind operated by Seoul City, on the construction site of the redevelopment project at Godeok 3 Complex (Godeok Arteon) before the completion inspection.


This Gangdong-gu apartment quality management team inspection, following those at Godeok 7 Complex (Godeok Lotte Castle Veneruche) and Godeok 5 Complex (Godeok Central I-Park), was carried out on the 7th, covering the overall quality of common areas such as community facilities, daycare centers, underground parking lots, and landscaping.


Based on the inspection results, the construction company was notified to implement corrective measures for any improvements, which has led to the prevention of major defects and enhanced finishing quality, resulting in higher resident satisfaction with the high-quality apartments supplied.


Since large-scale housing redevelopment projects are ongoing in Gangdong-gu until 2022, the Gangdong-gu apartment quality management team was established and operated for the first time in Seoul last October as a preemptive measure.


The Gangdong-gu apartment quality management team is expected to contribute to improving apartment quality in the region by preventing quality-related disputes in advance, protecting the rights of prospective residents, and conducting pre-inspections from the design stage of common areas.


The team is composed of up to 10 experts in nine fields including architecture, structure, civil engineering, facilities, electricity, telecommunications, fire safety, landscaping, and traffic; up to 3 local representatives; and up to 5 representatives each from the union members and prospective residents, totaling no more than 23 members when inspections are conducted.


The inspection applies to apartments with 50 or more households and officetels with 100 or more units, and it is expected that 23 sites will be subject to inspection by 2023.


Inspections are conducted during detailed design planning, during structural work, upon completion of structural work, and just before the pre-move-in inspection, providing consultation for quality improvement and proposing causes and solutions for defects.


Lee Jeong-hoon, Mayor of Gangdong-gu, stated, “Satisfaction with the quality management team’s inspections has increased with each round, and these inspections have become an opportunity to upgrade apartments to a higher level,” adding, “We expect that prompt action on improvements will enhance apartment quality and prevent potential disputes in advance.”
