Trends in Private Apartment Sale Prices as of the End of April
The sale prices of apartments in Seoul have risen by nearly 17% over the past year.
According to the "Private Apartment Sale Price Trends as of the End of April," released by the Housing and Urban Guarantee Corporation (HUG) on May 15, the average sale price of private apartments in Seoul was 45.41 million won per 3.3 square meters. This represents an increase of approximately 16.9% compared to the same month in 2024, when the price was 38.84 million won. When converted to an exclusive area of 84 square meters, this amounts to about 1.156 billion won.
HUG calculates the average sale price based on private housing projects sold during the 12 months immediately preceding the date of the statistical release.
By region, the Seoul metropolitan area saw an average sale price of 28.88 million won per 3.3 square meters, up 10.9% from the previous year. In contrast, the five major metropolitan cities and Sejong recorded a price of 18.54 million won per 3.3 square meters, which is a decrease of 11.8%.
Last month, a total of 15,210 units of new private apartments were released nationwide, which is 2,637 units fewer than the previous year (17,847 units), but 8,620 units more than in March.
In the Seoul metropolitan area last month, 12,119 new units were released, an increase of 4,691 units (63%) compared to the previous year. Of these, 1,156 units were in Seoul. In the five major metropolitan cities and Sejong, a total of 1,842 units were newly released, while in other regions (such as Gangwon, North Chungcheong, and Jeju), 1,249 units were released.
