According to court registry records on the 28th, Jun Ji-hyun acquired one building located in Seongsu-dong 1-ga, with a total floor area of approximately 1,042 square meters (B1 to 5th floor) for 18.6 billion won last September, and another building with a total floor area of about 1,129 square meters (1st to 3rd floor) for 26 billion won. In addition, she purchased a 50-square-meter plot situated between the two buildings for 2.2 billion won, bringing the total transaction amount to 46.8 billion won.
On the 23rd, she paid the full remaining balance and completed the transfer of ownership registration. A mortgage was set with a maximum claim amount of 33.6 billion won. Considering that the maximum claim amount is typically set at 120% of the actual loan, the principal amount of the loan is estimated to be around 28 billion won.
The properties involved in this investment are located at the upper end of Seongsu Atelier Street and are considered to have further potential for rent increases, unlike the nearby Yeonmujang-gil area. A building brokerage industry official commented, "Although the price per unit area is somewhat higher than other listings in the area, this is regarded as a preemptive, future value-focused investment, considering the overall growth potential of Seongsu-dong."
Jun Ji-hyun already owns multiple properties in Seoul. In 2022, she purchased a commercial building in Deungchon-dong, Gangseo-gu, for 50.5 billion won, and in 2023, she acquired a duplex penthouse in Acro Seoul Forest, Seongdong-gu, for 13 billion won in cash. Including commercial properties in Ichon-dong, Yongsan-gu, and Samseong-dong, Gangnam-gu, she currently owns a total of five commercial buildings. The total value of her real estate holdings is estimated at approximately 150 billion won.
In the past, Jun Ji-hyun earned a capital gain of 14 billion won by selling a building in Nonhyeon-dong in 2021, and bought a residence in Samseong-dong for 7.5 billion won in 2014, later selling it for 13 billion won.
