With the implementation of Phase 3 of the stress DSR for regional mortgage loans postponed until the first half of this year, there is growing interest among buyers in ongoing housing developments. As housing prices continue to rise and supply remains tight, it is expected that in the first half of this year, demand will increase among genuine home seekers looking to make their final move onto the property ladder.
According to the Financial Services Commission, regional mortgage loans will remain subject to the current Phase 2 stress DSR through the first half of this year. While Phase 3 of the stress DSR was applied to the Seoul metropolitan area in July last year, its implementation in regional areas was postponed until the end of the year. With the latest extension, the grace period-originally set to expire at the end of last year-has been extended for another six months, keeping the stress interest rate for regional mortgage loans at the previous level of 0.75% through the end of June 2026.
Against this backdrop, Doosan Engineering & Construction is offering 'Doosan We've the Zenith Central Cheonan' in Cheongdang-dong, Dongnam-gu, Cheonan-si, Chungcheongnam-do. The complex will consist of 10 buildings, ranging from two basement levels to a maximum of 29 above-ground floors, offering a total of 1,202 units, each with an exclusive area of 84 square meters.
The complex provides a number of financial benefits to reduce the initial financial burden on buyers, including interest-free mid-payment loans covering 60% of the sale price, a contract deposit of 5%, and a fixed first installment of 5 million won. The developer explained that, apart from the contract deposit, there will be no additional costs required until move-in.
The layout prioritizes sunlight exposure, with most units featuring the 4-bay rectangular design (except for some units) that ensures excellent ventilation. Select units will have a three-sided open structure to further maximize the sense of openness. Every unit type will include a master bedroom dressing room, and depending on the floor plan, the 84sqm Type A and C units will feature an additional "alpha room," while the 84sqm Type B units will include a pantry, offering specialized storage spaces.
The exterior of the complex has also been specially designed to enhance its sense of luxury, with features such as partial curtain wall facades and glass railings. Within the development, there are plans to introduce educational facilities such as Jongno M School (planned) and Kyobo Bookstore’s book curation service (planned).
The residential environment is also outstanding. Within a 1-kilometer radius, residents have access to various public institutions, including the Cheonan Branch of the Daejeon District Court, the Cheonan Branch of the Daejeon District Prosecutors’ Office, the National Pension Service, and the National Health Insurance Service. Cheongdang Elementary School is within walking distance, and Cheonan Gaon Middle School and Cheonan Cheongsu High School are also nearby. Residents can also enjoy shopping and cultural facilities such as Emart Cheonan, Hanaro Mart, and Lotte Cinema Cheonan Cheongdang.
Meanwhile, the model home for 'Doosan We've the Zenith Central Cheonan' has been set up in Seongjeong-dong, Seobuk-gu, Cheonan-si, Chungcheongnam-do.
