Shinyoung Co., Ltd. is currently conducting a first-come, first-served building and unit designation contract for "Gwell Elium Yangju Deokgye Station," the first Gwell-branded residential complex to be introduced in northern Gyeonggi Province.
The complex offers a variety of financial benefits, including an initial contract deposit of 5 million won and an interest-free loan for the second deposit. As a result, buyers can maintain their contracts until move-in with only the initial deposit, reducing the burden of upfront costs and attracting significant interest from prospective homeowners. Notably, the contract condition safety guarantee system ensures that, if sales conditions change in the future, the same terms are retroactively applied to existing buyers. Additionally, resale is permitted before the payment of the interim balance. If residents opt for balcony expansion, glass railings are provided free of charge, and two exclusive shuttle buses will be available for residents.
Gwell Elium Yangju Deokgye Station is being developed at 152 Deokgye-dong, Yangju-si, Gyeonggi Province, and across 10 adjacent parcels. It incorporates Shinyoung's flagship residential brand "Gwell" and the "Elium" brand of the builder Daebang Industrial Development. The complex consists of 10 buildings with 1,595 units, ranging from 49 to 122 square meters of exclusive area, from 4 basement levels to 39 above-ground floors.
The biggest advantage of Gwell Elium Yangju Deokgye Station is its prime location near public transportation. Deokgye Station on Subway Line 1 is just a five-minute walk away. The area also has convenient access to Hoecheonnam-ro, which connects Okjeong and Hoecheon in Yangju, as well as Pyeonghwa-ro, National Route 3, and the Yangju Interchange on the Second Capital Area Ring Expressway, making travel within and outside the region easy.
The excellent transportation infrastructure also supports strong job-residence proximity. In addition, multiple transportation projects are planned to further strengthen links with the northern part of Seoul, including the Seoul-Yangju Expressway (scheduled to open in 2030), the Second Capital Area Ring Expressway (scheduled for full opening in 2029), and the National Route 3 bypass road.
The commercial district around Deokgye Station is densely packed with daily amenities such as clinics, academies, and restaurants, enabling a one-stop lifestyle. Large convenience facilities such as Emart and LF Square are also nearby, further enhancing the convenience of living. In particular, expectations are high for the Okjeong Public Medical Center (Northern Gyeonggi Medical Center), which is pending a preliminary feasibility study and is being developed as a public hospital with approximately 300 beds.
The area also boasts an excellent educational environment and natural and cultural infrastructure. Within walking distance are Hoecheon Saebom Elementary School, scheduled to open in September this year, Hoecheon 4th Middle School (scheduled for March 2027), and Yangju 2nd High School (also scheduled for March 2027), ensuring safe and convenient school commutes. The proximity to Deokgye Station’s academy district also makes it a prime educational zone. The area is further enhanced by a waterfront park and Gojangsan Mountain, offering a pleasant natural environment, as well as high-quality cultural infrastructure including the Northern Gyeonggi Early Childhood Experience Education Center and the upcoming Yangju Art Center.
The product appeal is further boosted by the synergy between the Gwell and Elium brands. Gwell Elium Yangju Deokgye Station features 3- to 4-bay layouts, which are highly preferred by consumers, and offers both slab-type and tower-type unit designs for greater choice.
Depending on the unit type, features include: a linear layout of living room, dining, and kitchen (LDK type); a large kitchen window measuring 1.5 by 1.2 meters; efficient L- or U-shaped kitchens; and hotel-style wide counter washstands. The "Deokgye Industrial District Sports Park," to be built directly in front of the complex, is also drawing attention.
