Within 30 Minutes to Jamsil and Gangnam
The consortium of DL Engineering & Construction, GS Engineering & Construction, and SK Ecoplant announced that on the 27th it will open the show house for “Guri Station Hainiti River Park,” which is being introduced in the Sutaek-dong area of Guri-si, Gyeonggi-do, and will begin full-scale sales.
This complex, created through the Sutaek E District housing redevelopment and maintenance project, is a large-scale development consisting of a total of 4 sub-complexes, 26 buildings with 6 basement levels and up to 35 above-ground floors, and 3,022 apartments in total. Among these, 1,530 units with exclusive use areas ranging from 29 to 110 square meters will be supplied to the general public. It will be built as a joint project by DL Engineering & Construction, GS Engineering & Construction, and SK Ecoplant.
Guri Station Hainiti River Park is located within an 800-meter straight-line distance from Guri Station, an interchange station between Subway Line 8 and the Gyeongui-Jungang Line, making it accessible on foot. Residents will be able to reach Jamsil Station in a little over 20 minutes, and Samseong Station, Bongeunsa Station, and Jonggak Station in a little over 30 minutes. In addition, the Seoul Metropolitan Area First Ring Expressway, Gangbyeonbuk-ro, Bukbu Arterial Road, and Sejong-Pocheon Expressway provide convenient access to Seoul and the broader Seoul metropolitan area.
Located in downtown Guri, the complex also benefits from a wide range of lifestyle infrastructure. Lotte Department Store, CGV, and Guri Traditional Market are within walking distance, and shopping and cultural facilities such as Emart and Lotte Cinema are nearby.
In addition, a strong educational infrastructure is available, with elementary, middle, and high schools clustered within a 1-kilometer radius, including Guri Elementary School, Sutaek Elementary School, and Topyeong Middle and High Schools, as well as Guri Girls’ Middle and High Schools.
The future value of the area is also anticipated to rise in line with upcoming development plans. Guri Topyeong District 2 is targeting a construction start in 2029, with around 22,000 housing units to be supplied on a site of approximately 2.75 million square meters. Once development of Guri Topyeong District 2 is completed, a mega-town of about 46,000 households is expected to form in Guri-si, including the Sutaek E District (3,022 households), the Sutaek-dong redevelopment area (around 7,000 households), and the Topyeong District (around 14,000 households).
Subscription applications will open next month, with special supply on the 3rd, first-priority applications on the 4th, and second-priority applications on the 5th. Winners will be announced on the 11th, and the contract signing period for successful applicants will run for four days from the 23rd to the 26th.
For unit types of 50 square meters or less in exclusive use area, a flat-rate first contract payment of 10 million won will be offered, easing the initial funding burden on buyers. The resale restriction period is one year, and there are no limits on winning another subscription or mandatory occupancy period.
