709 Units to Be Constructed
Nowon-gu in Seoul (District Mayor Oh Seungrok) will conduct a public inspection and hold a resident briefing session regarding the "Designation of Taereung Woosung Apartment Reconstruction Maintenance Zone and Establishment of Maintenance Plan (Draft)."
This public notice was posted in the district’s official gazette and on the website as of November 6. The inspection materials can be viewed from November 13 to December 15 at the Reconstruction Project Division on the 3rd floor of Nowon-gu Office and at the Gongneung 2-dong Community Center. Those with opinions on the draft plan may submit their comments in writing to the Reconstruction Project Division within the inspection period, or online via the Seoul Urban Space Portal [https://urban.seoul.go.kr].
In addition to the public inspection, the district will hold a resident briefing session at 5 p.m. on December 1 to help residents better understand the plan and to hear their feedback directly. The session will take place in the multipurpose room on the third floor of the Gongneung 2-dong Community Center, where the plan and future schedule will be explained, followed by a Q&A session with residents.
Alongside the public inspection and resident briefing session, the district will also conduct an additional advisory meeting for the expedited integrated planning, seek opinions from the district council, and plans to request the initiation and review of the maintenance plan by the Seoul Metropolitan Government in January next year.
Taereung Woosung Apartment is a complex completed in October 1985, consisting of 432 units in buildings up to nine stories high. As the apartment marks its 40th anniversary this year, a reconstruction safety inspection was initiated in 2017, but in 2021, it received a final C-grade maintenance rating. However, after continued requests from the district, the "Reconstruction Safety Inspection Standards" were relaxed in early 2023, allowing the complex to pass the safety inspection in July 2023.
After officially beginning the reconstruction process, Taereung Woosung Apartment quickly secured a 59% consent rate in August this year and applied for expedited integrated planning consultation from the Seoul Metropolitan Government. Following the first advisory meeting with the city, the district incorporated the review items from the advisory opinions into the draft plan and submitted it to the district.
According to the draft plan, the complex will apply a business correction factor of "1.68," resulting in a floor area ratio of 299.78%, with up to 35 stories and a total of 709 units to be constructed.
Meanwhile, with the submission of a reconstruction maintenance plan for Sanggye Jugong Complex 7 on November 13, there are now 18 complexes in Nowon-gu currently preparing new maintenance plans.
Oh Seungrok, Mayor of Nowon-gu, stated, "With many complexes submitting consent forms and plans, I can truly feel the residents’ desire for a pleasant living environment. We will continue to communicate closely with residents to use reconstruction as an opportunity to create a future-oriented city while improving the residential environment."
