A total of 254 applicants competed for subscriptions to 'Cheongnyangni Station Yojin Y City,' a residential complex being supplied in the Cheongnyangni Station area, known as a mega transportation hub in Seoul. Despite the triple challenges of Seoul being designated as an adjusted area, speculative overheating district, and land transaction permit zone under the 'October 15 Real Estate Measures,' the project attracted more interest than expected.
According to the Korea Real Estate Board's subscription portal on November 17, the subscription for Cheongnyangni Station Yojin Y City, held on the same day, received 254 applications for 130 available units, resulting in an average competition ratio of 1.95 to 1.
The highest competition ratio was recorded in the 59-square-meter exclusive-use unit type, with 184 applicants vying for 70 units, resulting in a ratio of 2.63 to 1. This medium- to small-sized type is the most popular in Seoul, and the reasonable price compared to the surrounding market attracted strong interest from both end-users and investors.
Industry experts predict that the upcoming contract phase will also proceed smoothly. Although demand has been dampened by stricter regulations, complexes in Seoul that offer highly preferred locations, sizes, and product features are considered so-called "hidden gems," and the concentration of demand is intensifying. As a result, 'Cheongnyangni Station Yojin Y City' is expected to continue receiving strong attention.
'Cheongnyangni Station Yojin Y City' consists of 130 residential units ranging from 43 to 59 square meters (exclusive-use area) on 4 basement levels and 19 above-ground floors, as well as 25 officetel units ranging from 65 to 84 square meters, totaling 155 units, along with neighborhood living facilities. The officetel sale is scheduled for the end of November.
The complex is located in the Cheongnyangni Station area, offering excellent access not only to Seoul and the metropolitan area but also to other regions. Cheongnyangni Station serves as a "mega hub" for transportation in northeastern Seoul, with various lines intersecting or planned, including Subway Line 1, the Suin-Bundang Line, the Gyeongui-Jungang Line, the Gyeongchun Line, the Gyeongwon Line, KTX, GTX-B and C lines, as well as the Myeonmok Line and Gangbuk Cross-City Line.
Nearby amenities include Lotte Department Store and Lotte Mart at Cheongnyangni Station, Cheongnyangni Traditional Market, Korea University Anam Hospital, and Seoul Sacred Heart Hospital. Hongneung Neighborhood Park, Gaewoon Mountain, and Cheonjang Mountain are also close by, allowing residents to enjoy a pleasant natural environment within the city.
Educational conditions are also outstanding, with elementary, middle, and high schools such as Hongneung Elementary School, Samyook Elementary School, Cheongnyang Middle School, and Junghwa High School, as well as prestigious universities including Korea University, KAIST Seoul Campus, Kyung Hee University, and Hankuk University of Foreign Studies clustered nearby.
The complex also boasts excellent design. Various specialized layouts provide a spacious feel relative to the unit size, and three-room configurations make up 84% of all units. Depending on the type, diverse floor plans such as 3-bay and 4-bay layouts are available, offering a range of choices to suit different lifestyles. The list of successful applicants will be announced on November 20, and official contracts will be signed from December 1 to 3. Move-in is scheduled for March 2028.
