Driven by the formation of a large-scale semiconductor belt in the Yongin area of Gyeonggi Province, corporate demand for surrounding industrial complexes is also on the rise.
On November 3, Yongin City announced that all lots in the '2nd Yongin Technovalley General Industrial Complex,' currently under development in Deokseong-ri, Idong-eup, Cheoin-gu, have been fully sold. This comes just one year and eight months after the city began recruiting tenant companies in February last year.

The industrial site of the 2nd Yongin Technovalley, which is being developed on a total area of 271,719 square meters, consists of 34 lots covering 177,677 square meters. A total of 31 companies are scheduled to move into the complex.
Industry insiders view the complete sale of the 2nd Yongin Technovalley, which is currently at 30% construction progress, as an exceptional case. This is because many industrial complexes in the Seoul metropolitan area still struggle to attract tenants even after completion.
The main reason for the complex’s popularity is the presence of large-scale production lines being built nearby by Samsung Electronics and SK Hynix. Among the incoming tenants are eight semiconductor-related companies, including Tokyo Electron Korea, a global semiconductor equipment manufacturer.
To the south of the complex, the Idong-Namsa 'Advanced System Semiconductor National Industrial Complex,' which will house Samsung Electronics’ production line, is set to be established. To the east, construction is underway on the Wonsam-myeon 'Yongin Semiconductor Cluster General Industrial Complex,' where SK Hynix plans to begin operating its production line in the first half of 2027.
The proximity of the Idong Public Housing District, a new town supporting the semiconductor belt, is also believed to have contributed to the increased demand for the industrial complex. The Idong District, which will be developed over a total area of 2.26 million square meters, is expected to accommodate 16,000 housing units.
The city expects that, once these industrial complexes are fully operational, an industrial ecosystem will be established where advanced industries and small- and medium-sized manufacturers can grow together.
Lee Sangil, Mayor of Yongin, stated, "The full sale of the 2nd Yongin Technovalley is a symbolic achievement that proves Yongin City has emerged as a leader in the semiconductor industry market," adding, "We will also prepare a variety of policy support measures to foster the growth of tenant companies even after the completion of the complex."
