An office building with seven underground floors and twenty above-ground floors will be constructed at the Nonhyeon Station transit-oriented district in Gangnam-gu, Seoul.
The Seoul Metropolitan Government announced on the 30th that it held the 2nd Urban and Architectural Joint Committee (Delegated Subcommittee) meeting and approved, with modifications, the “Urban Management Plan (Designation and Planning of the District Unit Planning Area for the Transit-Oriented Revitalization Project at 55-16 Nonhyeon-dong, Gangnam-gu)” proposal.
The designated site is located in the Nonhyeon Station transit-oriented district, within the Nonhyeon Furniture Street area. The area has been evaluated as requiring redevelopment to restore urban functions, as the demand for office functions has not been met and there is a shortage of rest areas in the nearby low-rise residential neighborhood.
With this designation as a district unit planning area, office, retail, and public facilities will be built with seven underground floors and twenty above-ground floors. Pedestrian walkways and rest areas will be created at the front of the site. As part of public contributions, customized public facilities such as the “Startup Platform Gangnam Craft Plaza,” reflecting the characteristics of Nonhyeon Furniture Street, will be established, and cash contributions will be used as resources for balanced regional development.
In addition, to protect the privacy of the nearby low-rise residential area and improve sunlight access, an open public space will be created at the rear, and the building will be set back further. Spaces open to residents will also be provided to enhance accessibility and rest functions of the open public area.
Following this decision, the project will proceed through further procedures such as the review by the Building Committee, with construction scheduled to begin in the first half of next year and completion targeted for 2029.
An official from the Seoul Metropolitan Government stated, “With the introduction of a core office building through this plan, job creation will become possible, and the lower floors will feature commercial and cultural complex spaces, further invigorating the Nonhyeon Furniture Street area. We also expect this to significantly strengthen the status of Gangnam as a key urban transit hub.”
