Seoul to Supply 4,093 Collective Housing Units in Mia-dong, Guro-dong, and Three Other Areas [Real Estate AtoZ]

Collective housing projects with a total of 4,093 units will be supplied in four aging residential areas in Seoul, including Mia-dong in Gangbuk-gu and Guro-dong in Guro-gu.


The Seoul Metropolitan Government announced on September 12 that the 13th Subcommittee for Integrated Review of Small-Scale Housing Maintenance Projects has approved three proposals, including the collective housing project in the area of 90-45 Mia-dong, Gangbuk-gu.


The approved projects are as follows: collective housing in the area of 90-45 Mia-dong, Gangbuk-gu; Moa Town in the area of 511 Guro-dong, Guro-gu; Moa Town in the area of 10-18 Hongeun-dong, Seodaemun-gu; and Moa Town in the area of 474-29 Mangu 3-dong, Jungnang-gu. A total of 4,093 collective housing units, including 796 rental units, are scheduled to be supplied upon project completion.


The collective housing project in the area of 90-45 Mia-dong, Gangbuk-gu, will consist of four buildings, each with two basement levels and 16 floors above ground. The number of housing units will increase from the existing 105 to 175 units, including 35 rental units, representing a 67% expansion in supply. The project will build more than 20% of the total units as rental housing and will benefit from a relaxed floor area ratio (from 200% to 249.91%) due to the provision of maintenance infrastructure.


In particular, on existing roads less than 6 meters wide where sidewalks and roadways were not separated, new sidewalks will be created using 2 meters of open space within the site. A park will also be established south of Songjung Elementary School to help improve the local environment. The project is scheduled for completion in 2030.


In Moa Town in the area of 511 Guro-dong, Guro-gu, four collective housing complexes will be developed, increasing the number of units from 1,156 to 1,317, including 213 rental units. This area, which had a high concentration of aging buildings and lacked basic infrastructure such as parking lots, has secured project viability through this plan, which includes an upgrade in zoning from Type 2 to Type 3 General Residential Area.


For residents’ convenience, the residential area and Gurodong-ro 40-gil will be connected via a public pedestrian passage, and the main school route, Gurodong-ro 40-gil, will be expanded into an integrated green pedestrian road.

Additionally, the city will supply 321 units, including 38 rental units, in Moa Town in the area of 10-18 Hongeun-dong, Seodaemun-gu, by 2030, an increase of 181 units from the existing 140. This is a low-rise, high-density residential area where 78.3% of buildings are aging and 41.7% are semi-basement homes. The plan also includes maintenance infrastructure to improve residents’ living conditions. Despite its pleasant environment near Bukhansan Mountain and Hongjecheon Stream, development in this area had stagnated due to the difficulty of large-scale projects.


In Moa Town in the area of 474-29 Mangu 3-dong, Jungnang-gu, four collective housing complexes will be developed, supplying a total of 2,280 units, including 510 rental units. This plan will enhance project viability by upgrading all zoning in the area to Type 3 General Residential Area, consolidating what was previously a mix of Type 1, Type 2 (up to 7 floors), and Type 3 General Residential Areas.


Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, stated, "With the confirmation of collective housing and Moa Town projects in these four areas, the residential environment will be dramatically improved and the supply of 4,093 housing units will contribute to housing stability. We also expect that strengthening public interest by including 796 rental units, widening roads, creating new pedestrian paths, and expanding maintenance infrastructure will drive the overall development of these regions."
