On September 12, Taeyoung Construction will open a model house for "Seomyeon Urbanscent Desiang," which is being built in the vicinity of Bujeon Station on Busan Metro Line 2, and will begin accepting applications for sales.

"Seomyeon Urbanscent Desiang" is located at 690-8 Buaam-dong, Busanjin-gu, Busan. The development will consist of five buildings with three basement levels and up to 46 floors above ground. It will include 762 apartment units ranging from 59 to 84 square meters in exclusive area (211 units available for general sale) and 69 officetel units of 79 and 84 square meters, for a total of 831 units.


The general apartment sale consists of 55 units of 59 square meters, 21 units of 74 square meters, and 135 units of 84 square meters. Of the general sale units, 76% will be allocated to high-rise floors above the 20th floor, which are highly preferred by buyers.


The application schedule will begin with special supply on the 22nd, followed by first-priority applications on the 23rd and second-priority applications on the 24th. The winners will be announced on October 1, with formal contracts to be signed over a three-day period from October 15 to 17.


For first-priority applications, anyone aged 19 or older who has held a subscription savings account for at least six months and has deposited the required amount by region and area, and who resides in Busan, Ulsan, or South Gyeongsang Province, is eligible, regardless of whether they are the head of household, a household member, or already own a home. The resale restriction period is six months, but there are no residency requirements or restrictions on winning multiple times.


Seomyeon Urbanscent Desiang is equipped with comprehensive residential infrastructure, including transportation, education, and convenience facilities. In particular, it is a prime-location apartment complex situated right in front of Buaam Station on Busan Metro Line 2, and just 500 meters from Seomyeon Station, which serves as an interchange for Lines 1 and 2. Additionally, it is close to Bujeon Station, where the KTX-Eum train stops.


Bujeon Station is expected to see further expansion of its transportation network, as it already serves the Jungang Line (Bujeon to Cheongnyangni) and Donghae Line (Bujeon to Gangneung) for KTX-Eum trains, and plans are underway for the Bujeon-Masan double-track railway, the Busan-type express railway (BuTX), and stops for the KTX Gyeongbu Line (Busan Station to Seoul Station), as well as the development of a multi-modal transfer center.


Bujeon Elementary School and Seomyeon Middle School are within walking distance, and directly across from the complex are facilities such as a Global Village offering a variety of English learning programs, an English library, and a mathematics culture center.

Residents will have convenient access to all the infrastructure of Seomyeon, the central commercial district of Busan. Within a 1-kilometer radius are Lotte Department Store, Lotte Mart, Emart Traders, Lotte Cinema, CGV, Busan Concert Hall, and Busan Citizens Park, which covers approximately 470,000 square meters. The area is also adjacent to On General Hospital, the first advanced general hospital in Seomyeon, and "Seomyeon Medical Street," which is home to numerous large-scale medical institutions.


The Seomyeon area is currently undergoing redevelopment as part of the Busan Citizens Park Redevelopment Promotion District (Promotion District 1, 2-1, and 3), and is expected to be transformed into a new residential town with about 9,000 households. Other projects underway include the redevelopment of Gaya 1 and 4 districts along Gayadaero and the mixed-use development of the Gaya Homeplus site.


"Seomyeon Urbanscent Desiang" enhances residential comfort through differentiated design unique to the Desiang brand. The complex is a landmark with its ultra-high-rise structure of up to 46 floors, and the south-facing layout maximizes sunlight and ventilation. The interior design features a four-bay flat layout, dress rooms, and entryway storage, improving storage and space utilization.


The complex will also include various community facilities such as a fitness center, male and female saunas, a small library, daycare center, and senior citizens' lounge. Diverse landscaping features will be provided, including "Desiang Place" playground for children, a ground fountain, a rock garden, a dry garden, and a secret garden.


A representative for the sales team stated, "This project applies a fixed first contract payment of 10 million won and offers interest-free loans for the entire 60% of the interim payment, minimizing the initial financial burden for buyers. We have put our utmost effort into making this a landmark complex that will represent Seomyeon as it transforms into a residential hub."
