'Giwell Elium Yangju Deokgye Station' First-Priority Subscription Applications Open on the 2nd

'Giwell Elium Yangju Deokgye Station' First-Priority Subscription Applications Open on the 2nd

Shinyoung Co., Ltd. is launching its first Giwell brand complex in the northern Gyeonggi region, 'Giwell Elium Yangju Deokgye Station,' with first-priority subscription applications being accepted on Tuesday, September 2.


'Giwell Elium Yangju Deokgye Station' will be built at 152 Deokgye-dong, Yangju-si, Gyeonggi-do, and 10 adjacent lots. The project incorporates Shinyoung's flagship residential brand 'Giwell' and Daebang Industrial Development's residential brand 'Elium.' The complex consists of 10 buildings, from four basement levels to 39 above-ground floors, offering 1,595 units ranging from 49 to 122 square meters of exclusive area. Daebang Industrial Development is responsible for construction.


Following the first-priority application on Tuesday, September 2, second-priority subscription applications will be accepted on Wednesday, September 3. The winners will be announced on Wednesday, September 10, and the contract signing for successful applicants will take place over three days, from Monday, September 22 to Wednesday, September 24.


Anyone aged 19 or older who has lived in the Seoul metropolitan area for at least 12 months and meets the subscription deposit requirements can apply, regardless of homeownership status or head-of-household qualification. The resale restriction period is six months.


The greatest strength of 'Giwell Elium Yangju Deokgye Station' is its prime location near public transportation. Deokgye Station on Subway Line 1 is within a five-minute walk. Residents have convenient access to local and regional transit via Hoecheonnam-ro, which connects Okjeong and Hoecheon in Yangju, as well as Pyeonghwa-ro, National Road No. 3, and the Yangju Interchange on the Second Capital Region Ring Expressway.


In line with the excellent transportation infrastructure, the area also offers favorable conditions for living close to workplaces. Large-scale industrial complexes such as the 'Hoecheon Urban High-Tech Industrial Complex,' scheduled for completion at the end of this year, 'Gyeonggi Yangju Technovalley,' set for completion at the end of next year, and Eunnam General Industrial Complex, scheduled for completion in April 2027, are all accessible within about 30 minutes by car. Existing industrial complexes such as Doha, Guam, Nammyeon, Sangsu, Geomjun, and Hongjuk are also within this range.


There are also several major transportation projects that will further improve access to Seoul for commuters. The GTX-C line (Great Train Express) is under development with a target opening in 2028, which will enable travel from Yangju to Samseong Station in about 20 minutes once operational. The extension of Subway Line 7, with the Dobongsan-Okjeong section currently under construction, is scheduled to open at the end of 2026. The Metropolitan Transportation Committee of the Ministry of Land, Infrastructure and Transport has also approved the project plan to further extend the line from Okjeong to Pocheon, which will make travel between Gangnam in Seoul and the northeastern metropolitan area even more convenient.


Additionally, several transportation networks are planned to strengthen connections with northern Seoul, including the Seoul-Yangju Expressway (scheduled for completion in 2030), the full opening of the Second Capital Region Ring Expressway by 2029, and the National Road No. 3 alternative bypass.


The central commercial area near Deokgye Station is densely packed with clinics, academies, restaurants, and essential daily services, while large-scale lifestyle facilities such as Emart and LF Square are also nearby. Another positive point is the planned Okjeong Public Medical Center (Gyeonggi Northern Medical Center), which is awaiting a preliminary feasibility study and is being promoted as a comprehensive public hospital with 300 beds.


The area also features an excellent educational environment and outstanding natural and cultural infrastructure. Schools within walking distance include Hoecheon Saebom Elementary School (scheduled to open in September 2026), Hoecheon 4th Middle School (scheduled for March 2027), and Yangju 2nd High School (scheduled for March 2027), providing a safe environment for students. The area is also close to the Deokgye Station academy district, making it a highly desirable location for education. In addition, various recreational spaces such as riverside parks and Gojang Mountain are nearby, and the 'Deokgye Industrial District Sports Park' is planned to be built right in front of the complex. High-quality cultural infrastructure, such as the Gyeonggi Northern Early Childhood Experience Center and the planned Yangju Art Center, also stand out.


The product appeal is further enhanced by the synergy between the Giwell and Elium brands. 'Giwell Elium Yangju Deokgye Station' applies the highly preferred 3- to 4-bay designs to all units, offering both flat and tower layouts to provide a wide range of choices.


Depending on the type, features include: an LDK (living-dining-kitchen) layout with the living room, dining area, and kitchen in a row; large kitchen windows; efficient L-shaped and U-shaped kitchens; and hotel-style wide-counter vanities. Ample storage spaces such as pantries, multi-purpose rooms, walk-in closets, and entrance storage rooms have also been provided to enhance practical convenience.


Many advanced residential systems will also be implemented. These include one-pass entry and elevator calls via smartphone at the main entrance, parking guidance and parking location registration systems in the underground parking lot, as well as remote electricity, water, and gas metering, and an unmanned parcel delivery system. Through a dedicated mobile application, residents can control and monitor wall pad functions and connect a variety of IoT devices.


The community facilities have been designed to enhance daily convenience with a wide range of amenities. The book cafe, connected to the kids' lounge, will be curated by Youngpoong Bookstore, offering both new releases and steady sellers, and will be created as a high-quality cultural space distinct from typical residential libraries. Additional facilities include a private reading room, daycare center, care center, and a moms’ station. There will also be a fitness center, a golf practice range with screen golf, a shower room with a dry sauna, and a guesthouse for visiting friends or small parties. Large green plazas and walking trails will be created to provide residents with a pleasant living environment, with special attention given to landscaping.


The model home is located in Goyup-dong, Yangju-si, Gyeonggi-do, and move-in is scheduled for April 2029.
